Hi,
See video below for a redesign of BoulderTree Refuge. Includes custom built residence high up on the cliff, a scenic crafting area and a secluded woodlands combat practice area. Hope you like and it gives some ideas for this player home.
If you like it, check out my housing YouTube channel.
Thanks for watching.

Here I spend all this money on The Xanmire manor and you got me wanting to refocus on a custom house at boulder tree.

    Fantastic Work!

    thank you @Lady_Scorp72 & @Chryseia
@Lazrael , thank you and if I can persuade you further i'll suggest that using a design like this will probably give you a very rare house design for a fraction of the cost of Xanmire :)
One thing I can offer is that based on the amount of people that watch my designs, you can have a house that maybe only one or two people will have :D
Thank you for watching and posting

Once again, a work of art! Firstly, I commend you on achieving this within the severely limiting item slot allocation. This home looks comfortably filled.

I love the way you've taken a great, but style-limiting house and transformed it into something suited to many races, particularly high elves.

The gardens are charming and tranquil looking. Truly a place to relax after a hard day's work, ridding Tamriel of beasties.

Very clever way you've squared out the spherical shape of the pods. I love how you've taken the tops of columns and shaped them into doorways and windows, uniformly throughout. It gives the place an even flow, and is quite a pretty effect. (one I'm likely to blatantly steal in future!)

Your use of various wall textures that fit seemlessly together is a welcome change from same-old-same-old. Fabulous!

I love, love, love your outdoor terrace (crafting) area, with spectacular views into the forest below. Here I thought we'd reached the grand finale of your tour, and if it were, it would be satisfying and a beautiful build. But then ..... then we are taken higher still! To your incredible tree-top living quarters! OMG, Zeph!! Your building skills are outstanding!

That master bedroom is stunning! Grand, yet cozy enough to feel homey. It's regal style wasn't over the top, it was just enough to feel luxurious. And the views! I was so thankful that you left the top windows open to view the world outside from within.

What may not be immediately apparent, yet I appreciate, is that you have nothing flashy going on here. It's a simple build, with regular building materials and furnishings. Nothing too expensive or hard to get. Anyone can afford to build something like this.

If you are not an Architect, Home Designer, Flipper, or something similar in real life, perhaps you've missed your calling!

Sincere thanks for sharing this. You have inspired me to purchase BoulderTree, one I'd previously overlooked in favour of the larger Estate.

@Zypheran I am going through the posts, trying to catch up and I stumbled on this. This house is truly awesome. Great design aesthetic -- really great... I love the clean lines and the attention to detail in alignment -- with a fully custom build that literally sprawls... you would almost have no idea that this was built in the Boulder Tree Refuge considering the sense of depth to a home that feels as though it spans a lot that should, by all accounts, be twice the size of the Boulder lot. Excellent work. <3

@Sharalei thank you so much for your comments. I'm so glad you liked it. I know from your designs that you too like to go up to get a better view, I think this is an approach we share. The generosity of your comments always reward the time and effort put into these designs.

@R_K thank you for your comments. Coming from one of the communities top contributors, they are well received. I discovered by accident a while back that significant pocket of space up high behind the upper pod and felt it offered a great opportunity to add extra depth to design footprint. I have often found that the placement of invisible walls seems a little arbitrary and sometimes doesn't line up with the physical boundaries of the cell. This creates the opportunity for a designer to find these nooks and exploit them to create something interesting

Me, watching this video: "Ok, this is neat... Damn yellow mushrooms. Should have bought the Wolfhunter housing myself that contained 40 of them in unfurnished version. *envy*
And here he goes up the stairs. Nothing unusual, though neat. The redguard chandelier feels a bit out of place.
Ok here goes the main interior. Oh, that was clever! He managed to make the main interior probably 4 times smaller with a clever seamless use of the dwemer thingy. Seems like he wanted to save a lot of furnishing slots here without blatantly leaving too much empty space. Now, where all these empty slots go? I couldn't have missed... Oh, here are lots of stuff, but he managed to save a lot more before...
And here he goes back... and up the stairs... and here he goes up again... wait, what? WOT? *rewinds video back and watches again* OMG, is it even possible? Way out of the league".
And after that I just watched completely astonished.
I like to explore ways to bypass invisible walls myself but I never managed to find a really good solution for any such place I found. And this was remarkably WELL DONE.

Thank you @NoTimeToWait for your comments. It took so many iterations to get every last square inch out of that space behind the pod. Many of the Alinor walls are positioned JUST behind the invisible wall (which makes it a nightmare to move them). Anyways, glad you liked it and thanks for watching.
P.S. I probably agree with you on the Redgaurd chandelier and fi I take this house through to live (which I think I will based on the feedback I got from all of you), I will go with the HighElf chandelier. Also, I plan to use EHT to activate the windows to open when you use a push emote in front of them.
