The more populated an area the worse it is. Vvardenfell I saw an improvement around the 2 - 4 am EST as had a lot fewer people on, even less with the steam issue.

Since the update 3.3.6 it's been working and Video Settings back to the pre-update 17 for me.Waited to reply as wanted to have several tries across as many areas as I could see.
Still get a weird lag wall next to the Vivec City Wayshrine near the Giant Niix. FPS drops by about 95% for 2-3 seconds whne I approach it. Been an issue since Vvardenfell came out, I do not see this at any other Wayshrine in Vvardenfell.
