Oh I understand that those are the reasons people want guild housing, it's just a shame that it comes at such a high price in terms of its effect on the rest of the game. You want everything in one place, and that means everyone congregates in one place, to the detriment of the rest of the game world.

If something has already been addressed or brought up before in the ZOS offices, then public opinion can tip the balance quite easily.
If the last year has shown us anything, it's that ZOS are willing to try many different things (with varying results) in an effort to be different (personally i'd prefer they iterate rather than innovate quite so heavily, but that's just me).
Whether the points in this thread resonate with how ZOS sees future content, who knows. But that's besides the point, because at least it's in plain sight.

I was at the Lluvamir Dolmen yesterday, and at one point 20-something players ranging from levels 4-7, came.
There's plenty of interest in ESO.
So, basically you want ESO to become, Skyrim 2.0 that's also an MMO.
To cut a long story short:
Without personal and Guild Housing this game will become quite boring and unrewarding eventually. Getting personally involved in outfitting/upgrading a house or even a neighborhood is satisfying and rewarding, and adding many tweaks and trophies to it will make the game more colourful. Coupling specific achievements to earning a nice sofa or a unique garden tree goes a long way in a game that is so full of details and lore.

My personal house in LOTRO has a Draigoch fireplace, we had a core group of us that would run Draigy every week to get other guys their scales for the cloaks. We had so many fireplaces almost everyone one of the group had on in the own house, as well as two in the Kinhouse.
I have a few item in my house from Bosses in Moria - Goblin Drawbridge etc.
They act as guide to my characters journey through the world.
ESO would only be enhanced by such additions IMO.

I never got to play LOTRO but i heard the player housing has many mixed feelings.
Any ideas from their housing that would work well in eso that i dont have on this thread?.

OK in LOTRO housing is in neighbourhoods.
A collection of a few streets, associated with a major population centre, with 30 or so houses in a single neighbourhood.
The houses are split into three types 1) Small (just a single room with a few hooks), 2) Large (three rooms with more hooks) and 3) Kinhouses about 8 rooms in total.
Small and LArge house are player houses, a Kinhouse is for a Kin (Guild).
IIRC each neighbourhood has 6 Kinhouses, 12 Large houses and 18 Small houses.
So the Bree Neighbourhoods (Human style housing) are a few mins ride from Bree, and as you reach the instance portal you will be asked which neighbourhood you want to enter (there's about 20 neighbourhoods in all) .
Each neighbourhood also has a General Store that has basic provisioner, and a bank clerk.
Each instance of the Bree neighbourhoods is physically identical, same street names, same number of houses in same locations - but each Neighbourhood has a unique population.
As housing became less popular it became quite common for a Kin to try and move many of its members to the same Neighbourhood Instance as the Kinhouse.
Each player / kin has to pay weekly rent for their houses and if the rent is not paid the house get locked and then after a period of time all of the goods in the house get put in an escrow account and the house is made available to lease again.
I still login to LOTRO every three months or so and pay my house rent as far forward as I can. I think I am paid through to December 2015 currently.

You don't lose your stuff, an Escrow account holds it until you claim it. The house is locked first and if you come back and want to re-open your house you can pay a fine for being late on the rent and its yours again.
IIRC its only after the rent has not been paid for 3 months that the house is put up for lease again.

i come from LOTRO and I'm CRAAVINNG for a house of my own.
Personal reason:
1. trophy bank. my house is a place i want to put my trophy. for myself to admire, to remember, and to boast to others who can come visit. some raid boss in LOTRO can have rare trophy can require HUGE yard trophy spot in guild halls only, and these are freakin cool. right now? if i got a trophy, i right click on it, and poof. gone. a check mark in my book. that's it.
2. personal escape space. i can decorate, do fishing right outside, enjoy music, a lot of other different things i can do when i don't feel like interacting with people, but love to be in the game.
3. achievements. other than trophy, having ur own space can be tied to some quests/requirement, so having one itself can be a great social feature. like, u need at least 100 active members to purchase the highest tier of guild halls.
4. housing and buildings can look damn cool in ESO. daedric style guild hall anyone? nuff said.
Now, i know there are concern with technical implementation, but its easily (yes, easy) but having separate instances for NEIGHBOURHOODs. like LOTRO. ZOS, go look it up.

I haven't tried PvP yet, but I may in the future.
Both player housing and guild halls could work in a similar manner, though.
A set area in the home/ guild hall would have to be built for PvP.
This could be done either with an entire room or a simple ring.
PvP would only be allowed by entering this specific area of the building.
Players could offer wagers on who would win and the combatants could each put up gold an an item/ items.
A player home may, in concept, over up to 2v2 combat.
A guild hall, as it would be bigger, could offer up to 12v12.
Other guilds could be invited to your guild hall to participate in PvP.
A guild hall could also include various resources that must be harvested to upgrade, providing experience in the relevant skill. These resources would be separate from those already in the game and go to a guild resource pool, rather than become actual items anybody could use.
