What do you want from Player Housing?

...if they actually created a whole map where players could rent or buy grounds and build houses, I wouldn't mind. If they just create 1 tall building, where all the players in the game can access the same house and are just phased off the others, then I don't want it -.-

As cool as that would be, I just don't see how it's feasible to build a city with potentially millions of homes . I think they way it will work is each area will have a small choice maybe 3-5 houses they can select.
    And these will be instanced.

I don't expect much of housing, except:

    - Different house-styles conform races
    - Multiple levels and rooms
    - (Kitchen) Garden
    - Vineyard
    - Cellar
    - Crafting stations
    - Stable
    - Everything you steal useable in your house
    - Maids
    - Pets
    - Barbecue
    - Garden furniture
    - Bar
    - Bard (you can hire when you have a housewarming party)
    - Chests for Storage
    - Fishpond
    - Waterfall(s)
    - Free placing of Furniture
    - Free placing of Decoration
    - Guards to protect my property
    - Frog-race-track
    - Wayshrine in the vicinity

    That's it...

Nope nope nope nope nope. Towns become ghost towns over time. I prefer the approach they're apparently taking - some places in established cities, others on the outskirts. Keeps them vibrant and in the world - not shoved in a quiet corner somewhere.

As for the phasing, that was always going to be a thing. Even if it was a dedicated town map, there's just not enough room (or dev money) to ensure everyone gets their own unique plot.

They actually did it on Archeage. Have you ever played it?

Its a very capitalist and ugly system (a land plot on a busy server can be very expensive and they usually stack them up like slums) but it does work. IMO, it would be great if we could have like at least few non phased guild houses in each territory for the more hardcore and rich guid to boast around.

For me to get excited about housing, it would have to provide some sort of benefit, which does not include sitting in my fake house by myself:

-I love the idea of a garden where you could grow Alchemy, Provisioning or Clothing ingredients. A stable or Farm area for growing livestock would be cool too, but not really that essential.

-I also really like the Idea of an Armory with Mannequins that you could outfit with various sets. I think there could be some amazing potential here to somehow help with gear swapping. I have always liked the idea of a separate small inventory (maybe 20-30 pieces) that would be immediately accessible by everyone. Perhaps give us 5 mannequins, and anything on them could be equipped by everyone. So sick of saying, "where the 'F' did i put my VMA destro staff"

    - A wayshrine, duh. Pretty much need to be able to instanly get there.

    - Full set of crafting station, and the ability to make all sets that you have discovered.

    - Full Mundus station, with all discovered stones.

    - Perhaps the ability to see my other toons hanging out? It's their house too.

Other than RNG, probably my biggest day to day gripe about this game is the necissity to constantly relog. Admittedly, I have too many alts. I think if we could somehow use this as a way to share gear more effectively and save some time, it would be really nice.

    1. Skyrim model is good, only open-ended, limited by your achievements, land and cash.
    2. Multiple levels (low to high by expense and capabilities):
    a. Rented room in town
    b. Purchased home in town
    c. Guild in town
    d. Land grant in a province(available in any province of any alliance where you have completed the main story line). Can be purchased for a significant sum, or awarded if you finish a final optional main line story quest involving all three monarchs. Mandatory personnel provided.
    e. Land grant in the wild (requires only finishing all 3 story lines and then lots of cash - starts with a home, evolves to a fort, then a town and possibly a city with major fortifications (note that significant personnel that must be paid and maintained are required, including civil engineers, architects, farmers, physicians teachers and armsmen and their families - all of which need to be fed and paid.
    f. Secret lairs. Can be anywhere. Accessible via a unique respawn (e.g. in the city where you first appear) point and a key, which all of your characters possess, or via a normal gate/door (depending on size).
    g. By exploring. You can get a charter from a alliance ruler (in which case you owe them allegiance and they provide 50% funding) or you can fund the whole thing yourself and owe the rulers nothing.
    3. Your not in play characters can serve as administrators your residence, and one is required to be there if items are to be traded between there and the provinces. Likewise, if attacked in your absence (which can happen, either from local rivals, rival alliances, monsters, bandits or even internal revolts), they server as ultimate boss defenders, directing the defense and the defenders. If your current player character is there when such an event occurs, than they can lead the defense or you can switch to one of your other characters if you wish.
    4. Economics are a vitally important component - site selection will determine the arability of the land (having a farmer in your employ, or having expertise with provisions or potions will also be helpful). Same for carpenters and forests, blacksmiths and miners for metals. If you received a royal charter, then you will have to pay 10% of gross income to the charter's underwriter, if in a province, than also 10% to the leader of that province and if in a city, 10% to the local government. If in the wild, you will have to pay for roads to your residence else expect income loss from spoilage, bandits and wild animal attacks.
    5. The ability to dig tunnels, add secret doors and chambers and set traps would also be a nice touch.
    6. If you are in the wild, and unless you choose the lair option, population growth will naturally occur (a good thing) as will the use of land and an increase of resources and facilities.

A good start would be for it to cost gold and not crowns...

A stable would be interesting and we've seen some of the larger houses have those. The possibility of showing your trophies would be awesome. Kitchen of course. Training Dummy. I also hope it is possible to allow others, guildies for instance, to come and go.

guild halls with a banker and crafting stations, that you can teleport to like with a wayshrine. The building should have large guild tabards both inside and outside. This would be absolutely amazing. I don't need my own house, I need a house I can share with others :)
