Sadly most of the things asked for by dedicated housing folks are never realised. We still don't even have basic weapons/armour furnishings. The more voices raised the better!

These suggestions came up from all kinds of people since housing was implemented; there were threads about this in the main forum all the time. The ability to use beds (and maybe gain a little xp buff for it) was one that came up very often, as well as having harvestable plants for alchemy. So it's not just the exclusive endgame housing community that asked for these functions, but many more people. Still, ZOS hasn't reacted on it yet.
Also, I don't have the impression that OP wants to become part of a bigger more specialized community with visitors and competitions. Some people just want to use their house to roleplay with it a bit themselves, or with a few friends at most.

They unfortunately work pretty slowly when it comes to most things, and that’s not necessarily the devs fault, but more higher up people causing problems. Because of that, if they devoted time to housing, the rest of the game, which is doing poorly currently, would suffer. That’s my two cents
Sleeping in your own bed could grant an XP boost or another temporary buff. This idea comes from the single-player games and has been suggested many times. I’d love to see it implemented.

I don't want to trash my primary with decorations I don't want to display just to get passive buffs I do want to have.

Then don't.

Think of this like Subclassing. You can't just tell people not to ruin their characters with Subclassing when they're trying to be competitive in PvE and PvP.
Instead of ruining our characters for a tactical advantage, this suggestion is asking us to ruin our houses — using up valuable furnishing slots — for passive buffs.
Of course, you could just not Subclass or put these furnishings in your home, but then you'd have to live with being at a major disadvantage.

Oh c'mon.. it's nowhere near the same thing. Don't want to "ruin" your prize home build? Don't. Put them in one of a bajillion other inn rooms if you wish. Want the buffs? Just change your primary for the duration.

This could allow players without a trading guild, to visit multiple homes to list items for sale. A fee would be applied that would go towards 'renting the space from the player' and be given to the homeowner.
