    I can't imagine what the Craglorn Cavern price will be. May have to use crowns so I don't use every last piece of gold I have.

    My guess is most people will resort to this. Isn't that ZOS's goal? Get money for crowns? If they make the gold price high, what is the crown price? Chances are most people will go the crown route for the biggest homes if they are super expensive (define super-expensive however you want).

    Honestly what's the point? I had houses in Skyrim, but was never there obviously. I was PLAYING THE GAME. It's not like you're just going to leave your game running while you're looking around staring at ***.

    Some of you are coming up with completely ridiculous prices. Houses shouldn't be million of gold. Everyone should be able to afford some of the houses.

    I spent a lot of time in my houses in Skyrim. Not everyone plays as you do. My friends and i cant wait to start and share our houses with each other.

    But see. That makes sense. If your'e going to deck them out to share, I can see that. I don't particularly have gamer friends. I belong to a guild, but that's it. I'm more of a solo gamer and PUG when I need to group. So, for me, housing doesn't have any value. I did try to make my Skyrim houses look nice, but I always ended up throwing stuff at the wall.

    Ideally, I'd like to see houses priced with both new players and hardcore players in mind. This ensures different groups of players have different, clearly obtainable goals to work towards.

    Single small houses should affordable enough for newer/mostly-casual players like myself to afford with some saving (25-40k), but perhaps increase in price for each house you own (e.g. +15k for each property owned). Ideally, these should be similar to exotic mounts in Crowns (≐2 000- 2 500).

    Medium and larger houses could be targeted at more dedicated players who have savings already (200-250k for medium, 850k+ for manors). Presumably, decoration costs would scale commensurately.

    In terms of immersion, I think having the largest houses being quite rare adds to the sense of this being a living world in which there are famous and celebrated characters walking about. Similarly, level 50 characters who have performed dozens of heroic feats being homeless while in-game chimney sweeps have houses makes little sense.

    I think people are underestimating the difference in price between a small house and the biggest houses. ZOS are going to want this to appeal to the entire player base, which means the lowbies get something within reach, and the max cp people get something that is elitist.

    I wouldn't be at all surprised if the top tier doesn't cost $2 million plus.

    A lot of people have that much money, sometimes much more. There seems to be a point where you can't get rid of it fast enough. A lot of the top tier gear doesn't need money since it is farmed. Obviously tempers cost a lot, but $1 million gets a lot of tempers.

    I don't put as much hours into this game as many people. I don't farm mats for sale, I just sell items that drop, for 500-3000. I do a few crafting writs. I spend quite a lot of time buying items at guild stores. I could easily get $1 million if I needed it - I'd just stop buying stuff for a couple of weeks and I'd be close.

    My point is, $1 million is nothing. I think it costs more than that to max out your bank space.

    Also, if houses can be bought for crowns then that is another reason to expect the gold price really high.

    That said, the top tier stuff is usually only marginally better than the stuff lower down, while costing many times more, so I expect the top tier is only going to be worth getting by people with more money than sense. I expect perfectly good houses are going to be relatively easy to acquire.

    I was thinking it was more a case of rewarding the more loyal players. I probably will have enough for one or the big houses and if I have to work my arse off to raise the gold, why should someone who didn't or plays a fraction of the time I do, get what I've striven so hard for?

    I think we need to think in terms of rationale and proportionate pricing.

    A normal bay dun horse cost 10 000. Bank tabs cost from 200- 15 000 approx. So if you think in terms of the developers, you want entry level houses (small houses) to not cost more than 30-50k.again,its entry level, good for new players that have done the quest and receive the free Inn room.

    The medium house then should cost 100k, in proportion to the small house and also the amount of time an average player would play to be able to afford that house. Could the player have earned more? Definitely but on average, players would have 100-200k across a few toons.

    Then you come to the biggest houses, the mansion. It should not cost more than 800k, with a minimum of 600k. Again this is relation to the cost of the medium house and also the amount of time an average player has played.

    We have to take note that houses are not player economy driven. It's a feature of the game, something that should be hard enough to get but not too far fetched for new players to achieve. 800k for a mansion and 50k for a small one is a good range, if you tie in the cost of some of the game features (namely the horses, bank tabs and cost of riding lessons etc).

    We can't think in terms of player driven prices since that economy is volatile and hardly stable.

    Based on bank and inventory update cost and the golden vendor prices my guess would be that a manor (largest house category) will cost between 200,000 gold and 1,000,000 gold. Pure speculation :) (Should there be an option to buy houses with AP as well?)

    I know a lot of people have been speculating 3m-5m gold. Then I'm imagining that furniture motifs (if different from other crafts) are going to cost a pretty penny when they come out.

    they will make the largest houses as expensive as they can, more money means more playtime- which is what they want- people to play with something to aim for. but then also the ability to skip all that with real cash.

    if i were a betting man, and i am, the largest houses would realistically be about 5 million. the next tier down would be a million for a medium house and a small house for about 200k. and then the free apartment- with probably no storage or extras.

    i mean theyre selling crappy horses in game for 45000 - id be amazed if a large house was anything less than 3 million.

    everyone is speculating what the cost of a big house is going to be. I've been farming and selling since October and am sitting on just over 2 million. I can't imagine the biggest house will be more than a million, but i want to be prepared just in case.

    Some of the devs/execs in this game came from DAoC. I have no clue how housing will work here, but in DAoC, you had to buy a deed and then pay a monthly fee. In that game, houses were in a separate zone and organized as villages, so the idea was that if you stopped playing the game, your lot would be freed up for other players.

    So, my guess is 1,000,000 gold for big houses up front and 100,000 per month in taxes.

    I am just happy they made that big announcement on the home page for housing - it answered most of my questions, including crown store houses. So while gold is an option, at least they acknowledged CS housing too.

    Youre more than likely right. Its not like they dont want players gaining access to these things. Theyre just going to treat the bigger more stylish houses as money sinks while drawing you in with the smaller, more cheaper ones.
