This is a known issue and noted in the patch notes.
Art & Animation- A small number of furniture items do not have textures loading in. Currently they appear as solid black furniture items.

carly✭✭✭✭When you purchase one of the new furnishing items from the ESO store, if you select the preview before purchase and then choose to buy the item from the same menu - when you get the prompt (X to place item) - it doesn't place the item in your home, it puts it in your inventory instead.2 -

I had this, and found when purchasing an item in the editor from the CS and selecting 'place' after doing so, it randomly either works, cancels back to the purchasing menu, or takes you out of the editor completely.
Also, the reposition direction arrows aren't responding, so we can't finetune item placement.
If I hold down the relevant key, the other arrows disappear but the item doesn't move:

Margravigne✭✭✭When placing items from inventory, a false duplicate which cannot be placed is appearing instead of exiting item placement after placing the existing item(s):
This happened consistently for me during my FIRST visit only to the following homes:
- Coldharbour Surreal Estate
- Agony's Ascent
- Bismuth Steam Baths
- at this point I'm guessing it may happen on all first visits?

BUT, 1. where/how do you get this? It's not at any of the achievement vendors – bug?
2. You can't actually use the ladder to get to the roof deck. Can that please be fixed? It's very silly if we have to waste slots to put our own working ladder on a boat that already has one. (Perhaps the ladder can be angled to be walkable if it's not too much work to fix the model, or just using a quick black-screen teleport.)

onyxorb✭✭✭✭I put in a ticket for this on as live (with the screenshot option).
Found out this was an issue on PTS, so posting the image here as well.
I placed a murkmire ramp next to the ladder, at an angle that can be walked up by players.
It's odd that the ladder on the houseboat would 'not' have been angled in a way that we can just walk up it.
