There is no HOA fee, however a small, monthly "Insurance Premium" is required by local organized crime outfit.
The home is situated well above the 500-year flood plain. However, during construction the subsurface aquifer was breached which has resulted in a substantial, continuous water flow through lateral rooms of the property. Dense, non-porous bedrock in other areas of the dwelling provide ample barrier to any additional hydraulic infiltration, but also serve to effectively limit sufficient drainage of spill and splashes.
The previous structural collapses were determined to be caused by wanton disregard of prepared engineering drawings coupled with improper excavation methods. Failure to install recommended bracing per Gold Coast Regional Planning Commission (GCRPC) standards was also to blame.
