    Suggestions:
    1) Add a wayshrine furnishing (there is one already I've heard) and make it interactable, click on to travel.
    2) Special Containers. These could work like the new double bank slots, kind of. If you are an eso+ you can place items in there for a future use or whatever you want for. With the expiration of eso+ you can no longer store in there items but you can still retrieve anything you like.
    3)Ways to increase +max player limit. Of course there needs to be a limit to a small zone like the house zones but still there could be a way to increase the limit like +5 or +10 players. This is especially needed for guild houses, which are not here yet.
    4) More interactable objects, beds, wardrobes (opening a wardrobe or a nightstand animations), harp,hammock swinging etc. and etc. There are so many things that can be done.
    5) Npcs. As it is now I think you can only have what purchased (pets excluded). So here we go, a banker and a merchant. I would add some more NPCs like: Bard, Dancers, Guards-Bodyguards, Cook-Chef, Bartender, Enchanter merchant, stable boy, cleaning lady and any kind you can imagine.
    6) Others have suggested that a bonus to exp would be a good idea as well the more you stay in your house the more "rested" experience you get up to a limit.
    7 ) Capacity increase on placeable objects much like the c) suggestion
    8) Crafting nodes and provisioning containers. These could be looted or extracted with a long cooldown but still give a nice touch on your house.
    9) mannequins to equip your armor and have a collection of them in your house and/or even a way to preview how they look.

    I think I've spent about five whole minutes in my "house", which is more like a closet. I can understand people using guild resources to build a guild hall, but why would the average player spend so much $$$?

    You needn't use $$$, you can use gp too...and some of us like nice things =)

    For the housing forum, an trading sub forum might be nice, divided on server and platform.
    Lots of stuff is too narrow to be sold in guild stores, some want two Khajiit skooma bobblers other want to furnish their mansion with high quality Nord furniture.
    Grinding just make you go in circles.
    Asking ZoS for nerfs is as stupid as asking for close air support from the death star.

    1- Permissions that allow us to place objects in friends' homes.
    2- Grouping tool that allows us to link objects. Linked objects can be moved or rotated as one.
    3- Item slot increase.

    Small, medium, and large stone letters A-Z. Like magnets you stick on a fridge.

    So I can write on my walls and be funny.

    Or a custom sign option; the same way you can alter a guild tavard, allow me to make a sign ((and embedded in this function zos can moderate/filter out profanity and other offensive words.))

    And a guestbook. So when I visit peoples houses I can write something sweet. ;)

    Guild-like levels of permissions so that I can grant additional rights to specific visitors such as adding objects, or even <gasp> removing objects (because there is actually one person in the world I trust that much and if they betray me by stealing my furnishings then I've got much bigger problems with them IRL than worrying about what was taken from a virtual residence in a computer game).

    A working waysrhine. Multiple versions standard ones for notable homes and some of the smaller styled ones for smaller homes.

    Writ Boards.

    Storage. In any form. It could just be something simple like 10 more bank spaces per home owned. Or they could let us access other characters inventories while we are in home, that would cost them 0 extra storage but come a long way in helping access our goods.

    Armor stands

    Chests/desks/nightstands/baskets occasionally lootable by visitors. Like they are in the real world.

    Log out permissions. Let some of my friends log out at my home but not be kicked out when they log back in.

    Land Plots.. Just plots of land with our choice of current in game buildings and where they get placed. Each building could count as 1 item in it's own category with a limit of 3-6 buildings depending on the plot.

    I would like more variety of assistants to place in homes. Guards and various other npcs would be nice. In addition, would be great if you created a bunch of npc's whereas they would fit with your theme of your house.

    also an option to toggle on or off if complete strangers can enter your house but not move anything around.

    • Load furniture into the house "junkyard" before placing them just like putting things into bank. It stores all items that are going into the house but not yet placed. Removing a placed item puts it into the junkyard. This would allow decorators to actually be useful. With thousands of furniture items there are hundreds of items not placed right now and they need organized storage too.
    • MOTH - Message Of The House. Add a new tab to house editor. Visitors can press F5 and they see just the MOTH tab.
    • Let visitors to visit other houses than just primary. Houses should have private/public toggle.
    • Exit wayshrine to teleport out. Getting in into houses works great but leaving is clumsy.
    • Mannequins, racks, plaques, glassboxes and chests for gear. They all act like chests but show the content on them. Have some extra room so i can store level 36 leveling gear with food and potions on a mannequin.
    • Bookshelves that can actually contain books. Bookshelves should work as a container with inventory. I load books in and they appear visually into bookshelf without any bloody pixel tuning. Alts can learn books main has already collected.
    • Gardening with harvesting. I'd like to grow the ones which i have least. Overland harvesting would still get 90% of all but 10% of selected plants from garden.
    • Stairs.
    • Landscaping items like grass/tile/wood platform to create flat spots e.g. under tents.
    • Much MUCH higher item limit to mansions.
    • NPCs that don't just stand doing nothing. While placing their route path is visible. Sweeper, gardener etc. Towns have lots of NPCs which could be copied like the man carrying boxes in Belkarth.
    • Addon extendibility to NPCs and furniture. Master lightswitch from Coldharbour pinion, eh? Assistant refills my potion stack from bank.
    • Writ boards and return place for all levels.
    • Signs.
    • Logging out in other's house should log in back to the house.
    • Moving a table should move items on it.

    Cheapen the Houses. Considerably. A finite little area with no real practical use costs upwards of $100 while the ENTIRE BASE GAME was $60.
