Returning to game; Need some guidance

I'm hoping someone will be able to help me out here.

I've recently returned to the game, having not really played since the earlier half of 2016, and naturally have forgotten a lot of the ropes and things have changed and developed since the game first launched. I am very eager to get back into the swing of things, and so far I'm enjoying the game but am struggling on a couple of aspects:

1) Why are guilds so vapid - the ones I've come across seem to have minimalist leadership and not much interaction within them. Can anyone recommend a good Dominion Guild (NA) that I could join which will enable me to trade, etc?

2) What are the best ways to make gold in game now? I'm wanting to get enough gold so that I can get a house and get caught up in the Homestead DLC, etc. but so far every guide online is really unclear on what is the best way to do it.

    There are really good guilds in the game, it really depends on what you are looking for. Are you looking for trading? For housing? For dungeon running? Or just socialising? The good thing about guilds in this game is that you can have 5 at any one time so join up on multiple guilds. Join one for trading, one for dungeon running.. One for socialising etc.

    That's because there are multiple ways to gain gold. Doing pledges, randoms, selling overland sets, grinding for housing mats, grinding for crafting mats... These are all good ways to gain gold. You can hit all dolmens, delves and the public dungeons in one zone and sell all the overland sets within 1 hour of forming.

    Some guilds are primarily open to allow its members to sell, and nothing more. For them, this is how they earn gold in the game. Not all guilds are this way, but finding guilds is a bit of a problem in the game.

    My advice is to head to major cities and enter area chat and talk among the crowd. Don't be afraid to ask questions about the guild. If you join and find it's not to your liking, dismiss yourself and try again.

    A necessary annoyance, I'm afraid.

    Steal everything not bolted to the table. It may only be worth 40 gold, but it adds up quick. You can fence up to 100 items a day, which is, at minimum, 4000 gold. By the end of 7 days + questing, you should have 30k gold easy. A starter home starts at 50k, so you can own a non-free home in as little as two weeks. Unfurnished, of course.

    In case you're not aware, homes are aesthetic only. They provide no storage. You get a free home just by doing a quest which has you running to a few places to get the "deed" to your new property. Takes about all of 30 minutes to complete it. It's really small, but if you want to save gold until you get a better home, start with this as it'll be a good way to learn how to set up furniture (all homes are sold unfurnished in the game, or furnished in the Crown store).

    There have been extensive changes to the game since 2016, so you may want to head over to Youtube to get a good list of the changes, such as "One Tamriel" in which you're no longer bound to the faction lands of your character. Cadwell's silver and gold are still offered, but they're moot now.

    Guilds for trading, running dungeons and housing would be great if you can recommend any?

    And yeah, I was more looking for what some suggestions from other people are of what they've encountered as the best ways to make gold :) Thanks for your help

    Just to clairfy though, fencing is the selling in the Outlaw's Den yes? I've seen mention of it around but have yet to look into it.

    Yes. Every major city has a den and can be seen on the map. The symbol looks like this:

    If you intend to do the Thieves Guild quest, you can earn more gold with repeatable quests, though they take a little work as you'll either have to steal from safeboxes or pickpocket residents.

    I will do my best to answer the guild question using my own experiences as a co-leader and member of other guilds. Most of the guilds i have run in to are much like you said. They seem to be run by those who want the title of GM but do not wish for the responsibilities of it. My guild i am leading was like this, when i offered to lead it i got dumped with everything from recruiting to management. Other guilds have overly strict requirements that honestly only feed in to the elitest attitude that is plaguing mmos. And then you have those who are run well, the trade guild i am in requires 20k a month (total) to remain a member but the events they run weakly more then make up for it. as well as the guild vender being in a prime location.

    As for gold, i farm ore/wood and leather then refine them. i can make around 400-600k a week if i dedicate 1 hour every morning to farming. You can also farm public dungeons for loot and sell that. if i have a good rotation in cove then i make around 60k per 2 hours with just trash loot. the sell-able stuff is 20-120k.

    I know some will disagree with my post but it is what i personally have noticed and done over the time on eso. As for guilds well i have been playing mmos since ultima online and have noticed the drastic changes in them over the years.
