ZOS are not going to price even the big houses out of reach of players if only to avoid the endless moaning.

A million is a lot to most players from those I speak to and while ZOS are going to want people to work for the big house in the country I also expect they are going to want it at a price point that allows people other than active traders to acquire them.

If I had to guess I'd say 50k/250k/750k. Bear in mind they say you can buy multiple houses so those with multiple millions can buy multiple top tier homes.

This will be a gold sink but if they want a big enough gold sink to drain the trade guild GMs then only they would be able to buy!

They'll then expect more gold for furniture and decor where it can't be crafted... and I would be shocked not to see premium items in the crown store... unique furnishings or maybe crafting stations and extra storage...

You may be right about most of this. But I sincerely hope "extra storage" is not a crown store exclusive.

    Dear Zenimax,
    please hear me,

there are people like my self, whom are not well to do in the Millions of gold as the people above in comment section are.
i am a lowly farmer, a begger, thief and dark brotherhood member in need of a hidden away house with only a trap door for an entrance, that leads to a 1 room underground house.
this trap door below [in picture] is a perfect entrance for me and my wife to live in our 1 room house.
    VietnamCuChiTunnelstrapopen.jpg
    just like this ^
but hiden in the bushes so is a bit more hidden, and not out in the open.
i beg of you zenimax, please make a hidden 1 room underground house possible for people like myself whom do not have millions, but we can spare possibly $100,000 Gold or maybe extreme case $250,000 Gold for this hideaway underground home.
    please do this for us.
    https://forums.elderscrollsonline.com/en/discussion/297527/please-let-me-have-a-hole-in-the-ground-for-house/p1

thank you for taking the time to read and see my message.
    may Azura be with you.

I agree. I'm hoping they have variety. There are guilds in the game, there could be certain homes/rooms etc available to members of a guild that would be appropriate. Such as the place you'd like being appropriate for the Dark Brotherhood or Thieves guild.

We'll see how they implement housing. Like all things, housing could be wonderful or awful depending upon the effort being put into it. However we should get our hopes up as they've said 'we're taking our time because we want to get it right'. Fingers crossed they do.
If you can be anything, be kind.

A few people have mentioned housing is going to be rented, I've read quite a lot on the subject and even written an article on the matter. I haven't seen any mention of renting houses. I don't think it likely as houses are fully customisable, if you use the new furniture making skill line then not keep up with rent, where are all your items and customisation going to go? I think that Zenimax wouldn't risk making properties rental as this would have quite a backlash and they will be using this as a way of drawing in the Christmas market and I don't think their shareholders would be too happy if they missed an opportunity like that.

Unless those people work for Zos the information is mute. People speculate about upcoming stuff all the time and it is merely sheer luck when they are right. You seem to agree with this.

Considering we will be able to obtain a small house via a quest it does not seem likely housing will be rented.

    Real information, not speculation.

Even Matt Firor says we will be able to own a piece of Tamriel in the linked video I linked below. He states that the other homes can be purchased with in game gold. Only Zos can provide the correct information. Start watching at 3:40

I desperately hope there will be some way to have a garden outside your house. I just want to be able to plant a few flowers.. some vegetables, and would love to be able to have some fruit trees. It would be so awesome to be able to have some pets and animals running around too! I remember reading on another thread the idea of being able to see your mounts in a stable or something.. I think I would love that!

But if I had to pick just one "please.. please let us have," it would be, hands down the ability to have a smallish garden and fruit trees. :)

I think that could happen considering the gates outside the large houses are labeled as "house" which implies the entire interior and exterior within the walls are going to be instanced. I hope this is the case because I want my house to look as epic as possible.

Yeah if houses are in the millions of gold then there's no way I can get one. This is just going to make money for gold sellers Zeni. Please keep housing prices reasonable!

Ok fair enough for a lot of players, getting to a million plus is hard, but after that its easy,

It isnt hard to get to a million or above in gold, even not being a hardcore trader, even doing crafting writs on a few chars every week can net up to 100K+ and gold mats, keep what you need and sell excess.

Plenty of legit ways to make gold in the game hehe.

You don't know what "basically" means. At its fundamental basics the housing is instanced so won't have any outdoors areas where people can meet each other and so on, like that guy was wanting.
"Basically" means you arbitrarily dismissed the entirety of that guy's post over the fact that the houses are instanced. You claimed that none of what he said could be true, despite the fact that over half of the post is completely unrelated to that factor; moreover, ZOS have already confirmed that most of what he said will in fact be happening.

The guy is basically spot on, as ESO's housing looks like it will be almost exactly like what he mentions from that other game, aside from the fact that there won't be separate housing neighbourhoods as all houses are present in the overworld, and there probably won't be upkeep costs. Since they are all present in the world, he can still meet up with other people outside the houses, and explore other people's houses depending on what permissions have been set.

    TL;DR. You're arguing to be a ***.

Agreed. The medium and large houses all seem to have a walled exterior that is part of the instance, and if you couldn't do something with that space, there would be no point in including it in the instance.

I want to live in Riften. And I just found the Riften house. But it is all locked up and there are no For Sale signs or Real Estate Agents to contact or anything. I've been running around trying to peer over the walls. I'd really like to take a look inside. Who can I make an appointment with?

I was wondering the same myself, how will we be able to preview and buy the house? I'm not going to buy it sight unseen from the outside, I want to wander around the grounds, tour the interior, see what amenities it has to offer. Once I have previewed all the large houses, I'll make my decision.

I've seen the large house outside of Riften. Looks awesome from what I can tell so far, with the Smokefrost peaks in the background, and I've always loved The Rift in general.
They will be on the PTS, presumably with a way to acquire them (either templates with lots of gold, or low purchase price), so if you are on PC you can go check them out before you purchase them on live. Otherwise, I'd bet that others will post walk-throughs of the properties either from PTS or live - or maybe people who purchase them early on will be kind enough to give an "open house" for others to see.

*Idea* Let's start a mass ingame demand to preview the houses now already. Use the/feedback command and ask where we can find an estate agent/realtor to show us the property, and discuss with them what other properties are on offer. Maybe it will inspire a househunting event.

Being able to preview the houses would be a good idea if only to stimulate interest in the new content. How would they sell houses in the addon store if we don't know what we're getting?

Would really like a ship (as have said many times before) else I will grind like a daemon to get the gold for the massive house on Stros M'kai.

Just as long as we don't have to do the exceptionally tedious grind for materials that there was in Skyrim. Got tired of trying to craft some furniture to find had run out of nails as so had to stop and run about for quite a while to go through the steps to make them. :|

If housing doesnt provide anything functional like storage or crafting..... why the hell am i going to be interested in paying 5 millions for a house??? From data mining it looks to me that it wont have storage or anything functional it will all be cosmetic besides the practice dummy... so to me its worthless...

And some will not be interested in housing. Housing is for all, however it will not meet the interest of all which is how anything is an MMO works.

if they put anything and i mean anything for housing crown store purchase only, be it house, housing item anything, that will just be one more reason to leave this game when camelot unchained comes out. i dont think anything should be crown store only. because the more zos makes crown store only, the more those with too much money in thier pockets will spend on it, and the more they spend on it, the more zos will focus on crown store items, and the less on fixing bugs, maintaining game balance, creating new content, and creating quality content. (dont believe me craglorn is a much better quality of content then wrothgar, wrothgar was better content then both thieves and dark brotherhood content combined, and the last dlc was a freakin joke costing as much as any other dlc, and all it gave was 2 group dungeons in a zone people could already go to.

And what of one Tamriel, which was free. It would be stupid to not make any sort of money off the amount of work that is likely going into making housing.

Do you expect designers and coders to work for free? Do you work for free? I honestly don't understand how people can expect developers to just give things for free. Sorry but I would say something related to housing will be crown store only, or at the very least something related to housing will only be available for eso+ members.

The housing update could be quite a major patch, as besides adding housing, hopefully they also update the crafting system, so that you can make your own furnishings. I remember with another game I played before, housing was done by having a number of instanced neighborhoods. You would go to one of the housing areas, and then select the neighborhood you wanted to go to. There were 3 tiers of houses, a small single room house, which also gave you 1 storage chest. There was a deluxe house which had 1 larger room and 2 smaller rooms, and gave you 2 storage chests. The top tier was guild halls which were like mansions. There was a very large room where your whole guild could get together for guild meetings and talk in private with other guild members. As well as smaller rooms. You could decorate the inside and outside of the different houses, using crafted items, as well as items that you could buy from an NPC, or earn from quests, raid bosses would also drop items that you could display on your wall. The houses would cost an initial amount of money, and then each month there was an upkeep cost. Each neighborhood had its own racial style. And I remember you could purchase a house outside of your race. You had many options as far as furnishings, carpet, banners, different wood or stone tiles, wall paneling, and outside there were a number of trees, shrubs, a pond, fountain, and unique items that you could earn from holiday event quests. You could explore other neighbor hoods and even enter other peoples houses if they allowed them to be open to other players, however other players could not edit or remove any of the furnishings, nor could they access your storage chest. If you did not want other random people snooping in your house, you could change the settings as to who could enter your house. There was a limit to one house per account. And as the population increased, they added additional instanced neighborhoods so everyone could have a house if they wanted to. Will be interesting to see how the housing system will work in ESO.

It is instanced, so basically none of that.

Storage is surely a MUST right now - and to have it available from furniture crafting would be the best idea for this. To be able to craft storage facilities ... especially since 1T dropped so many new sets - especially those bound sets from dungeons that are swamping our banks and characters so badly.

The real question is: will they be one-time purchases, or an ongoing money sink like real property IRL? Maintenance and taxes should equal to about .5% of the house's value per month
