Unusual FPS drops in town this patch

This patch I've been getting unusual FPS drops in towns where usually I wouldn't. I recently upgraded my GPU (couple months ago), but now just wondering around slowly in Mournhold, Fargrave etc my FPS drops from 120 to 70-90, which doesn't sound bad, but it feels awful.

My specs are:
3070ti
i7-10700k (8 Cores, 5.1GHz @ boost)
16GB DDR4 3200MHz RAM
980 Pro NVME SSD (Tried on 970 evo too)
850W PSU
Playing @ 1440p

Drivers are up to date, temps are good and playing without addons makes no difference.

Is this just an issue with this patch? Will these issues be fixed? I've also tried with 1, 2, 4 and 8 cores and it's always the same, not sure what to try next.

    I can have render distance and particles at 100% or 10%, and it makes no difference to these FPS dips

    The same thing is happening here. My specs are:
    • Core i5 4670K @ 3.8 GHz
    • 16GB DDR3 @ 1600 MHz
    • GTX 1070Ti 8GB EVGA SC
    • 240GB Sandisk SSD (system) + 360GB Netac SSD (games) + 2.5TB HDD
    • 600W OCZ ModXStream Pro PSU
    • OS: Ubuntu 22.04 LTS
    • Resolution: 2560x1080p @ 75 Hz (G-Sync)

    My settings:

    Performance was fine until last patch. Now I have awful FPS drops in towns even without any addon. My friends are also complaining about the same issue.

    All my other games are working perfectly fine.

    This problem is Zenimax's fault. It is NOT related to our PCs.
