There is a lot of buzz for green pact/plague doctor items. Haven't seen this many people go into it since spinners and spriggans got introduced. I met a person who sold their items for 100k right before morrowind dropped, not a realistic number in my eyes but basically you'll get a lot of gold. Sturdy body pieces, purple jewelry and reinforced/sturdy/infused shields will sell the most.
I'm just selling to venders atm, sure I'll get into trading with real people at some point but now don't even know what's what, just wanna get this house so I can get back to questing and enjoying the freedom again.
There's plenty of items with no level restrictions that you can buy/sell/trade.A lot of trading comments but I'm only level 38, would anyone even want my stuff and if they did would I get enough return to make it more worthwhile than selling gear to vendors?

A stack of soul gems sell to vendors for I think 6k? They fill really quickly at dolmens if you tag every mob with the soul gem skill (forgot the name).
There is always stealing and/or turning in writs.

@max_only this one knows of an Akaviri prince with 10,000,000 crowns unclaimed in his will. This one could organise to transfer these funds to you for a small fee to cover operational costs of 50,000 crowns.
Been grinding for a week to get 65k for my house doing loads of dungeons selling EVERYTHING and getting nowhere fast, all the youtube videos are crap and just full of flashy stuff designed to get subs but none actually help.
Suppose what I'd like to know is there anywhere I can go grind for gold at a much quicker rate than doing dungeons or does fast cash not exist?

No I meant delves and public dungeons. 4-man dungeons won't get you rich quick, all the good stuff is Bound.

Yep. With skill points spend on proper passives (Legerdemain & if you have access to dlc - Thieves Guild) you can make like 10 - 15 K daily (RNG dependant) per character in like 30 min - 1,5 H.
Not got any DLC, just the base game.

A house, and even 65k is pretty difficult to muster up without using trading. Vendors give crap gold for everything, so there's nothing you really can do. However, even just starting - you'll likely have nothing of value to trade anyway.
My best advice is to wait on the house - you can get a free one which should suffice until you can earn enough money. If that's not enough then prepare to be cut off from genuine questing for a while during which time you punish yourself with grindfest to sell items to vendors for 12 gold a piece.

It's worth noting that 30k is 120 blue stolen items. That will take a while, even if you get lucky and find one purple item.
