Sleek Creek or Mournoth

I've been weighing the pros and cons. I just can't decide.

They each have outdoor areas which is a plus for both. Sleek Creek has such a great location but Mournoth at least has a way shrine nearby. I think I'd end up using the Mournoth interior but Sleek Creek's is small.. I'd just stick to the outdoor space mostly.

I actually like both properties. Its hard to boil it down to convenience vs. size because each are convenient in their own ways and though smaller I like the outdoor area of Sleek Creek as much as Mournoth.

The wayshrine is very close to sleek-creek, plus the outlaw refuge is just steps from your door. All the crafting stations in Rawkla are outside, so no loading screens, except the bank, which is right next to the wayshrine. 5 pretty good guild traders, and everything is in a relatively small, compact area. Easy-peasy to do writs, sell/buy/repair etc. I agree that the house is kinda small, but the outside area is pretty decent. I got it mostly because of its convenient placement to Rawkla and all the town has to offer. Hang around Rawkla for a bit and you'll see what I mean, by everything being close and convenient.

Sleek Creek. It's right next to Rawl'kha which is super convenient with its crafting areas grouped fairly tight and a decent number of traders. The Outlaw's Refuge out the back door can't be beat for an oh-crap escape LOL.

Also you can do a lot more with it than you might think. I have a tree house and a platform on the roof of the house, underneath is separated into a big kitchen area and crafting stations. Just inside the courtyard is where my target dummy is and there are decorative items along the wall. Trophies are on the water-side fence. The inside is very nicely done with a bath and everything. The place is packed with stuff and I still have room to add more.

If you want to see it hit me up in game, my user name is Wildberryjack. I'm usually on in the evenings. You can get an idea of just how much you can do with the property.

Why not both? I like Sleek Creek better though. I have it looking like I want but still haven't completely decided what I want to do with Mournoth yet. Kinda thinking about a death cult theme.

I have 20+ houses now but most still need lots of work. Autumn's Gate is my favorite out of the ones I have so far.

Oh for sure I could buy both but I'd rather just focus on one to really hone in on design wise.

@DjinnRa that sounds awesome. If I dont catch you on you should post up a screenshot. Im definitely intrigued by this treehouse and roof platform.

I picked Mournoth for two reasons: my main characters want to live in Highrock and I wanted to create a garden, which I thought Mournoth was better suited to. It is possible to hide the fact that Sleekcreek is almost entirely paved and I've seen some beautiful gardens there, but it's much easier to do with Mournoth which leaves me more items to use elsewhere.

If it wasn't for those two factors I'd have picked Sleek Creek, and if I ever want a house in Elsyweyr (and we don't get DLC with amazing options) it would be my first choice.

I have mounmoth. Its close to a wayshrine and a dolmen. A lot of space for stuff both in and outside. The only problem i have with it really is it so dark. Some chandeliers and wall sconces most fix that though. The outdoor area is great though. I mean really there is no reason you cant have both. IMO they both provide very different things.

    Buy both.

If only one, Sleek Creek for its proximity to Rawlka

I planned on buying both as I liked them both so much.
I ended up buying Mournoth first and it really is a great house.
The outside space is actually pretty decent, plenty of room to make a nice garden.
As others have said, its also right next to a Wayshrine.
I made my Mournoth into an Orcish Campsite / Inn, some photos here if you wanted to take a look:

And Sleek Creek has one of the best locations in game IMO. And as such will be the next purchase on my list.
As you say, about 70% of it is outside space, the inner is just a small room.
My plan though is to make use of maybe 2 or 3 of the Khajiit tents to create more individual outside rooms.

I have both. I bought Sleek Creek first, as I had a lot more Khajiit furnishing plans than Orcish ones, and I prefer to use primarily the matching stuff. My Mournoth is still almost empty inside, and the crafting stations are under a canopy outside.

But don't take any notice of me. I also have ten more homes, in various states of completion, and my first was Autumn's Gate, and then Twin Arches. I tend to get homes my character like, rather than any practical concerns.

But when the other characters visit, they're usually heading for Sleek Creek, as it's closest to the Guild Bank, the only thing they can't do at their own homes.
