Highest utility house

Which is the top one? Something you can get all your craftting, storage, etc., without having to Use your mount to get around? If I get a house, it will mostly be for utility, so however gorgeous the new ones are they are kind of Unappealing - Like it would be easier to port to a city to do my inventory management and such.

Snugpod is near the pledge givers, stablemaster, guildshops, and daily crafting turn in. If you have ESO plus you can fit all crafting stations, NPCs and storage chests inside. Though I had to build a loft in mine to fit it all.

The free apartments are handy for getting to towns.

A guild mate has Strident Springs. He has all the different set crafting stations and everything else you might need in or near the stables making it the go to place for writs, food, potions whatever.

Nearer the house he has a good area for practicing rotations and dueling. All the mundus stones surround the dueling area.

Humblemud - cheap, immediate access to every crafting station, merchants and a banker. Short hike to wayshrine, but no crafting writs

Captain Margaux's - right in the heart of daggerfall, immediate access to crafting, writs, merchant, and banks, short hike to wayshrine

Flaming Nix - access to crafting, writs, writ turn in and master writ merchant, and wayshrine. Short hike to bank

Snugpod - access to everything Elden Root has to offer. Im just not a fan of needing to climb up the tree to access crafting and banks

Sleek Creek - short hike to all of Rawl'Kha (my personal favorite crafting hub, everything is accessible and close by and there are no loading screens). No guards by the door, and immediate access to a thieves refuge

Hmmm this is good @Kaktus ...it sounds like captains is best from yr desc, just in turns of immediacy of all chores?

It might depend on your faction and which aesthetic you like as well. For me, as AD, I went for the Snugpod as I was familiar with the area already. I later got Sleek Creek. It's fun to have more than one, hehe...

How much of a hassle it is making a loft and climbing it all the time in snug pod for crafting, @Wintergreen ? I mean, you can fit it all in, yeah?

I didn't make a loft. I have all stations except provisioning, which I'd have room for if I took out my little meditation happy spot, but since I go into the tree to pick up writs anyway, I just stop by the provisioning place there near the way shrine (bottom floor). I still have lots of space left:
    Traditional Furnishings: 40/200
    Special Furnishings: 0/4
    Collectible Furnishings: 5/10
    Special Collectibles: 4/4
I'm off and on in-game today, but if you want to come see it, hit me up: PC NA @Syene

(Sorry the pics are so dark but this should give you a better idea of the space. Also, the stable is just outside the door, so very handy to pop out and train your horse/mount on your way to pick up writs.)

Purely in utility terms, I "use" 2 houses more than all the others combined, both for porting.

    1) Snugpod - Undaunted Enclave, stable, major guild trader hub, Rolis Hlaalu, Outlaw Refuge entrance, wayshrine, and furnishing vendors are all right there.

    2) Sleek Creek - Outlaw's Refuge door is right outside, with no chance of being seen by the guards (there is a guard around the Snugpod Refuge area), the Rawl'kha Refuge is my favorite layout, and when you're done and climb up the ladder... it's Rawl'kha. Everything's handy, and you're right by a wayshrine. All my thieves use Sleek Creek.
