Why is 1/3 of Earthtear Cavern locked off?

Can someone explain the logic behind this?

The backhalf has its own boundaries as seen in the map, yet there is a giant wall blocking off the player from getting there.
Why?

There is no logic. They have done this with other large homes - the latest being the Erstwhile Sanctuary in the Gold Coast.

This is why it is so important that people make sure to really explore the homes before buying, because there is a real risk of disappointment.

All in all, I don't know why they even bother to make the inaccessible area part of the map. It's misleading and IMO bordering on false advertising --- so I really hope we stop seeing this sort of thing in future homes.

    No explanation ever from ZOS

It's a shame though as this area seems nice

Because if you had the extra space, you'd want a higher furnishing cap?

The problem is they often place invisible walls in places you can't get to without purchasing the house. Like the nice ledge the blocked off in Earthtear.
