Housing?

Ok I am ready to start looking for a home. What are some question I need to ask myself as a home buyer? I read something about slots available? If Crowns are not a question, what would you suggest?

    How many items can be placed in the home.

    How many people can come over at the same time. (e.g. Dueling, /danceredguard party, etc.).


    And just a heads up: the item limits are incredibly restrictive, even with ESO Plus, for nearly any size home (and ironically it feels worst for the very large homes). I am hopeful that these limits will be quadrupled or more at some point...

    Manor sized home.

    - Biggest house type in the game.
    - Can host 24 players.
    - Can place 350 items (700 with ESO+)
    - Some give titles for ownership.

    Honestly, if you're paying for a house (especially with Crowns) you might as well get your money's worth.

    When I hear that people spent Crowns on small to mid-sized houses I'm like:

    Location location location

    If you're on PC, location is completely irrelevant since add-ons let you travel for free wherever you want.

    None of the good houses are next to wayshrines either, so this is super handy.

    Best value homes:

    Large houses (all have massive yards plus big to huge interiors):
    - Hunding's Palatial Hall
    - Strident Springs Demesne
    - Forsaken Fortress
    - Mathiisen Manor

    Honourable mention:
    - Gardner House (huge interior but small yard)
    - Gorinir Estate (huge yard but tiny interior)

    Medium houses (big yards and interiors):
    - Mournoth Keep
    - Ald Velothi Harbour House
    - Domus Phrasticus

    Honourable mention:
    - Velothi Reverie (big interior but small yard)

    Small houses (big interior and yard):
    - Twin Arches
    - Autumn's Gate

    Honourable mention:
    - Cyrodilic Jungle House (big yard but tiny interior)

    To pick the best house for you, you will have to determine why you want a house in the firstplace.

    In case you are not aware, you can travel to any house and see if unfurnished and fully furnished.
    I only have the inital apartment, but have been kicking it around to pick a house based on proximity to Crafting and travel node.

    Earthtear cavern and daggerfall are my fav manors. The cave has the most creative possibility, daggerfall is fun too. The ebonheart chateau is too smoky for me...the floating cloud of constant ash annoyed me. Serenity falls estate was my least favorite. I dislike the floor plan of the house.

    Large homes--Hundings, strident springs, mistveil manor are my three favorites

    Mistveil manor is close to bank, wayshrine, and all crafting stations literally right next to each other. It's the house I port to for free the most. Hundings is fantastic, but oh boy you will feel that 600 item limit. That house should've been a manor. Strident springs was a lot of fun to decorate.

    Med homes
    Velothi reverie is my favorite medium house. It has 4 rooms and a basement and a cute yard. What more can you ask for? Sleek creek has an outlaws refuge right outside your front door...soooo handy on my assasination/thief character.

    Small homes
    My two fav small houses are cyrodilic jungle house and blackvine villa. In my jungle house I have an outdoor kitchen, upper deck, and crafting shed. Inside I added a loft too... I was able to fit a lot of stuff in that small house. I like twin arches but the invisible wall blocking access to that awesome roof is so lame.

    If crowns are not a question, go big and buy a manor, furnished. :)

    Oh and don't ever spend crowns on a furniture item without first checking the eso-fashion website. Some items are a complete rip off. For example, certain trees in the "purchase" tab of the building editor cost 70 crowns, yet in the game they can be found sold by the housing merchant for only 250g.

    However, some items are actually cheaper in the crown store than to craft. For example, a basket of apples would cost 20 flour and 6 bervez juice + other mats to make, yet in the crown store it's only 10crowns.

    That's the one thing I wish I had known prior to buying a house. Wait no, actually 2 things.
    1.) buy the house furnished
    2.) check the price/availability of items using the eso fashion website before buying. I just google the name of the furniture item and the eso fashion website is usually the first google image and link to show up.

    Domus Prasticus is my favorite by far. I have it loaded with paintings, food cooking on the fire etc. I am waiting for one for my vampire but it will have to be very special but Domus is really nice for a medium.
