Firstly any visitor should be able to visit any of our properties if we are awake or not. Perhaps a proper visitor UI tab with the ability to choose a player and then choose which property to attend. Also if we walk up the door of a home we should be able to choose from the people that own it in some way - though khajiit understands this may be a very long list and perhaps we may need to type a name into a box as with the mail.
We should have the option to know who has, or is presently, visiting our homes and businesses.

The present system is not so good for the running of a tavern or other business that may depend upon the chance need of strangers for booze or entertainment or other services - before you ask Santie's Grotto is a perfectly respectable establishment. Khajiit will leave 'that' sort of thing to the dark elves.

Oh they are adding guild properties in future?
That's good news, but probably should be publicised more widely as apparently some guilds are donating money to their leader (even real money in some cases) so he/she can buy a manor/island/cave on behalf of the guild to use as a hall.
Some of them might prefer to hold off until they can see the options for actual guild halls.

On the PTS those were just normal houses, the only difference was that they could only be purchased with crowns, not gold. They belonged to one person and only that one person could set visitor permissions and add/remove items (decorators could move them around but not add or remove them).
Several people predicted that they'd mainly be purchased by guilds to use as a guildhall because they're so big (and likely expensive), but they shared the same item and character limit (700 items and 24 people) as the manors which makes them impractical as guild halls.
But maybe ZOS took the feedback on board and are planning to change that.
