You all might want to check out this thread as well: https://forums.elderscrollsonline.com/en/discussion/316024/information-on-player-housing-caps#latest

The most important thing to take away from it is this: You CAN see what the player caps are for each house, but only AFTER you have BOUGHT IT! Yes, really. The player cap is NOT in the preview of the house anywhere. Only AFTER you have purchased it will you see an option to "Browse" and then you will see THIS:

    *image snipped*

That they would HIDE this information and not give it to you BEFORE purchasing just leaves me speechless.

I'd assume it's ignorance, not malevolence, on this one.

Likely, most of the developers didn't intend the houses to be used for massive guild functions, so they didn't think the housing cap would be that limiting a factor to most people. Thus, they didn't think letting people know each house's player cap was worth cluttering up the house's purchase screen.

Can't say I agree with that decision, but a miscalculation of the wants of their player base =/= deliberate trick.

    My Girls:
"If you were trapped in your house for, say, a year, how would you pass the time?"

Nephikah the Houseless, dunmer assassin: "I suppose I could use the break. I have a lot of business holdings now that need management."
Swum-Many-Waters, elderly argonian healer: "I think that I would enjoy writing a memoir."
Silh'ki, khajiit warrior-chef: "Would this one be able to go outside, to the nearby river? It's hard to fish without water!"
Peregrine Huntress, bosmer hunter: "Who is forcing me to stay inside, and where can I find them?"
Lorenyawe, altmer mechanist: "And why would I want to go outside in the first place? Too much to be done in the workshop."
Lorelai Magpie, breton master thief: "I'd go nuts. Lucky for me, I have a little experience sneaking out!"
Rasheda the Burning Heart, redguard knight: "I would continue my training to keep my skills sharp."
Hex-Eye Azabi, khajiit daedric priestess: "I suppose it would be lucky, then, that I built a shrine to Mephala in my backyard."
Yngva Stormhammer, nord bandit (reformed...ish): "I hate being inside even when I'm not forced to be. GET. ME. OUT."
Madam Argentia, vampire dunmer aristocrat: "I suppose it would be more of the same. I have a rather... contentious relationship with the sun."
Mazie gra-Bolga, orc scout: "Uh... I'd have to house train my bear..."
Felicia the Wanderer, imperial witch-for-hire: "What Lorelai said."
Calico Jaka-dra, retired khajiit pirate: "This one would like a rest from her grand adventures. Her jewel shop runs out of stock!"
Shimmerbeam, blind altmer psijic: "Provided that I am confined to Artaeum, I do not think I will want for things to occupy my time."
Shauna Blackfire, redguard necromancer: "Sounds like paradise. I hate people."
Kirniel the Undying, cursed bosmer warrior: "I would feel useless, not being able to fight."
Echoes-from-Dragons, argonian who thinks she's a dragon: "All the better to count my hoard!"

I agree that the numbers should be greater, but one issue I see is that some of the medium and large homes are the same size. If I'm not mistaken, the Nord medium and large homes are the same on the interior but the large just includes a stable, yard, etc. This could be partially why the medium and large homes have the same cap?

I have a question, is there difference in the amount of furnishings, trophys and collectables you can place in a large house as opposed to a medium house? It would make sense if you could place less stuff in a smaller house then a larger house. If the furnishing amount were about the same, I'd opt for the medium house, unless I found a really nice large house in the right spot.

I'd like to see some guild home bases added in on a castle/fortress scale that has a 500 cap if any. Might just get it in the future. The 12 man cap doesn't seem so bad. At least they can be good meet up places before trials.

I don't want to deal with lag in my home, enough to have in Cyrodiil.

I think proper solution could be if you can buy for manors or large homes status "guild hall". If house have such status, limits should be increased and additional rights given to guild officers.

This. Player housing and guild halls should be separate, not one in the same or housing being used for guild activities.

MMOs need fewer caps, and this is one case. I'm sure ZOS will invoke some 'technical limitations' excuse but in reality as guild halls show limits as low as these aren't justified by that alibi.

I do agree with you, nonetheless manors and the crown store exclusives should cater to this purpose as well in the meantime.

I'm not saying I expect 500 players allowed in those, you'd never have this load online at the same time anyways.

But 24 or even 48 is a slap in the face. 99 plus owner, that is something that could tide us over until guild homes are released.

But then some of the large homes are the same size as the manors, if not bigger. Foresaken Foretress and Mathiisen Manor are both bigger than the manors. Hundings Palatial Hall and Strident Springs Demesne have bigger yards than two of the manors.

@NewBlacksmurf I think that would be pretty cool to implement if it were to be considered. Or at least a Guild Hall option.

Like if you bought he largest home, you can have the option to make it into a Guild Hall that accommodates more players and ownership can be transferred, say if the original buyer leaves the game for a time or something. Or else the guild will have no control over the home since it's a "home" and not a Guild Hall..

Your position makes no sense. Your house won't lag if you don't invite anyone inside. The cap isn't what creates the lag, having actual players there is what does...

    @Niko1987

So its not a personal house at all.
    Its a guild hall

None of the personal housing concepts apply
    -there is no give access
-if you're in the guild, you can go to the house (technically if there were over 100 people, you'd be phased into tha same guild house for phase 2, 3 or 4 up to 5) but its 50 to 100 players per phase to stay in line with how console voice chat works

-Establishing a guild house is bound to the GM initially yes, so if you leave the guild, yep you're SOL, but if the GM leaves, the house stays as long as there are members left.
-Perhaps a measure is needed so a guild cannot be dissolved without existing members to vote

Its just an instance with a guild hall flavor, and i'd imagine tabards and such

Who knows...maybe it could be expanded with new features that come but at its base, its just a guild hall to align with the existing guild features like a tabard, and a guild store.

So... is no one going to be out playing, all just sitting around inside your houses lol, because that's what this sounds like. Unless you are trying to use them as guildhalls which they are not meant to be, and which ZoS has said will not be available (yet).

That said, I go with the 12 / 18 / 24, ( I voted the current caps were fine but then saw the suggestion for this ration and it seems better). Though I'm still surprised why you'd have that many in there at one time when there is.... nothing to do in there. Oh wait, RPers I suppose yes.

    Meh, 12 / 18 / 24.

Why is there even a limit? I think people might except some FPS drops if they have 50 people in there house. This really kills any chances of guild halls or big RP events. Is this a console limitation holding PC back?

If the reasons are more technical network reasons and it will be laggy and people getting kicked from the game, that's just pretty sad. I mean there was housing back in 2004 in EQ2 that could have tons of people in them with no issues except maybe some FPS drops.
