So how does this housing instance system work?

Let's say, I own a house and I'm standing in front of it. Do I see lots of strangers running up the doorsteps and entering MY house? And when I open my door, it's empty again?

Also, will there be an estate economy? What if I want to get rid of my house, can I get my money back (if I wanted to upgrade to a bigger house for example)?

    No.

    You can purchase any or all houses ... but you can't re-sell them.

    Haven't tested it in PTS, but I think zone chat applies to the zone the house resides in. So, if I own Twin Arches, Bangkorai zone chat will be seen.

    Of course, just like a RP event at the city tavern, you can set up your own local chat channel with friends at your house.

    As weird as having instanced housing is, it is better than the alternative where only a handful of players can have housing while everyone else just has apartments.

    The good news is I doubt many people will spend much time standing outside the door of either their own house or other people's, so you will only see people who are entering at the same moment you are. It won't be like going to the bank where sometimes it's hard to spot the NPC through the crowd.

    But also I think this system is preferable to the alternatives I've seen. It means everyone can have a house (or multiple houses) but they're also in Tamriel instead of some pocket dimension made up of nothing but houses, and they're in reasonable locations instead of dumped all over the map wherever players could find space to put them.
