This one she recalls hearing from a friend in Middle Earth that it was possible to lock the door so that anyone could pop in or only those on the friends list or in the guild could pop in. Also there were chests and you could set it so only you could take things from them or people on your friends list could do so. The furniture also you could set permissions for who could move it yes.
There are times khajiit may wish to have private parties and there are times when she may wish to open the doors for all.

I can confirm that, Santie... in a previous life my main char owned a luxury house near Duillond in Ered Luin, on the road to the Shire. Access to the house and to various interactions was controllable. It was even possible to allow people to pay my rent (which he never asked of my friends/kinship-mates, of course). Ah, it was a peaceful elven neighbourhood, almost heaven after the long battles against the forces of evil. It was a warm place to place trophies and recall the epic fights together with kinship-mates and remember the fallen while drinking some good Green Dragon Ale.

I understand the reasoning behind the instancing, it's to prevent the landscape from being littered with houses and the possibility of ever running out of room. If that is the way it is released though, I'll probably just get a basic home for the extra storage and to park my toon when I'm bored.

Houses probably would have its own server, the only way for houses not to have they own serve. Would be if everyone had separate different houses in the world. Now that would be laggy, but since players would buy/rent, u load into your house when u open. My only question, are players going have the ability to break in, if not what the point in a thieves guild anyways.
