I was thinking of using it as part of a boat yard with some of the other boats. Having one or a few under construction and/or repair would add a certain authenticity.

That was my first thought too.
I don't think I have anywhere suitable for a boat yard, but I've got other works 'in progress' like a desk with papers and a quill pen scattered across it, and a pile of factotum pieces next to a blacksmithing station, to look like armour in need of repair. I could definitely see a similar thing working for a house with a boat yard.

Moonsugar Meadow has a lot of beaches/waterside areas, Hundings Palace has a nice beach, Earthtear Cavern could make a stunning semi underground boatyard!
