Would you want Summitmist Manor or Rosethorn Hall as a Skingrad House?

Bit of a throwback question for all those Oblivion veterans I've been thinking about ever since Lyris Titanborn hinted at a potential Skingrad expansion in the future, and Proudspire manor was made as a home in Greymoor

For those that don't know Summitmist Manor was the location for a classic Dark Brotherhood quest in Oblivion that remains one of the most popular in Elder Scrolls history, and Rosethorn Hall was the player house available for purchase. Both are large townhouses with small backyard properties.

Alternatively theres also the option for a new house.
