Waters Edge requires Blackwood Grand Adventurer even if bought with crowns; Hakkvild's High Hall requires Horns of the Reach Delver ditto...or does the no requirement carrot only apply to limited time availability houses?

Do you know whether owning the chapter is necessary...I have a vague memory that it used to be possible to buy crown-only homes even if the player didn't have access to the zone, but that was before the option to travel outside your property. (I didn't like the look of the Blackwood chapter so don't want to go there, but Sweetwater Cascades looked beautiful in the video I watched.)0 -

Sweetwater has a Blackmarsh and a N Elswyer entrance, I wonder how that works if you have one but not the other.
I have Elsweyr...maybe that entrance would function "normally", while the Blackwood one would send my character back to her most recently visited location the same way that previewing a house does...a handy device which I use when I have multiple same location surveys to complete
