Why does it have to be so much? Because enough players pay that much that Zenimax is happy with the revenue.
I would never pay that much and I understand the difficult choice the OP is faced with. Good luck with your decision.

Yes it is. When you gift a house, you get the same options you do when buying for yourself.A friend of mine tried recently and said it's possible to gift furnished versions.WhyMustItBe wrote: »EDIT: Alternately they could just make furnished versions gift-able.

I have Domus Phrasticus and the freebies which is cool, and I did break down and buy the Werewolf glade, but that's about it. I feel like ZOS is really targeting housing at the super rich players which is kinda sad but at the same time I can understand if people are willing to spend that much.
I always believed in the theory of selling a million items at a reasonable price being preferable to selling 1000 for a ridiculous price, but since that philosophy is a matter of debate and long-term happiness of the player base doesn't seem to factor much into quarterly statements I guess the point is largely moot.
I do really wish they would just make all houses, both unfurnished AND furnished versions, available for gold as well as crowns. Even if it was an INSANELY high price tag so you could only save enough gold to get one every few months, it would still be better than getting mostly left out unless you are a rich whale.

This isn't directed at anyone specific.
I bought Pantherfang and i love it, only the second house I've bought with crowns (Daggerfall Overlook when housing was released), and only 2-3 others i bought with in game gold, plus the free ones.
I had 18k crowns saved up from my ESO+ membership. I attribute that to not buying crown crates, motifs just to collect them, more mounts or pets than i can ever display or use, silly emotes, etc.
I am far from "super rich", but to be truly honest here, for the cost of a large pizza i pay for ESO+ for the month and get a lot more enjoyment from it... I known some people have less, but trying to make like the only option is to buy everything in/through the crown store is silly.
If you spend all your crowns on other things, then something comes along you want and complain you have no crowns, that's not ZOS. You get a paycheck from work and decide where to spend it, same in ESO.
