I would generally discourage buying Homes 'Furnished'. Khajiit style furniture are generally cheap to craft or buy with gold, so you're better off spending gold on your house than spending crowns on it. It's a worthy purchase, especially if you like Khajiiti style homes, but only if you care about location. If you already have a house in an excellent location (Snugpod in Elden Root or the Flaming Nix Inn Room in Mournhold, which have everything that Rawlkha offers plus pledges), then Serenity Falls Estate should be sufficient by itself.
Serenity Falls Estate is a lovely home and has more to offer than Sleek Creek (more room, larger gardens, and it also has natural water which is one of the unique features of Sleek Creek). Serenity Falls Estate's one glaring disadvantage is its location near the Sren-ja Wayshrine which doesn't have many local amenities, compared to Sleek Creek which as others mentioned has convenient access to guild traders, crafting writs, and an Outlaw's Refuge.I would generally discourage buying Homes in Furnished states. If you buy Sleek Creek 'furnished' it comes with 82 furniture, and costs 5,500c.
I'm not sure what the gold-crown exchange rate on Xbox is, but even if it's only 100gold per 1crown, you could have 550.000 gold - which you could use to buy the unfurnished home and use the remaining 215,000g to buy any furniture you want. And since you'll already have 30 out of the 82 furniture in the unfurnished house, it's rather unlikely that 52 furniture would cost more than 215,000g (over 4,000 gold each is highly unlikely for the basic furniture that Sleek Creek has).
