Why Can't we gift Houses?

So does anyone know the actual reason why we can't do this? Is there some Crown store issue or something or is it simply the highest money maker and they didn't want to allow people to buy houses with gold?

There was some speculation around the Summerfall event that it has to do with "gifted" houses needing to be completely empty. Now, I don't think ZOS has ever actually said for sure either way.

Your 2nd option sounds pretty realistic. I also suspect that ZOS doesn't want to get caught into players' arguments and disputes and potential scams. There's nothing in the game to make those gold/crowns exchanges secure at all, and houses involve quite a bit of real life cash, not the few bucks that other items are priced at.

It's an awful lot of money in crowns to risk trading for. We have alot of scamming as it is, make it $100+ and I bet it would increase and ZoS doesnt want to deal with that

Many of the houses have their availability unlocked only on quest line completion. Perhaps that's why?

If they only included crowns to the normal trade system, they would not have to fear -.-
Or just put the bought crown items in a kind of package, you can trade ingame
