Lag/Delay with almost every interaction

I’m getting some serious lag and delay with every interaction.
•Trying to talk to NPCs is next to impossible. The conversation will start, and when I try to select a response, there’s almost 2 minutes delay before the response is registered and the conversation continues.
•Can’t access writ boards to get the daily writs. Doesn’t allow me to start any.
•Interacting with doors is out of the question. Lags and freezes.
•Trying to access mail to retrieve hireling materials works for one or two of the mails then lags and delays for 2 minutes on collection of the rest. That’s 2 minutes per mail.

I’m at a loss on what to do. I’ve cleared game cache on my console. I’ve relaunched the game from quitting it back to the dashboard. I’ve restarted my console and re-connected it to the internet.
Really not sure what to do anymore. But it’s making the game unplayable.

Same problem here, Xbox Eu as well. I actually just put a post up about it (didn't see this one lol)

It's been happening for a couple of days now, maybe since the maintenance, I don't know.

i'm NA PC and i get lots of delays. The redguard woman Undaunted quest-giver takes 20 seconds to open her dialogue with me once i click on her for quest.
