If you were to pick only one house...

If you were to pick one and just ONE house, which one would it be? Think about the most practical in terms of access to crafting stations, outlaw refuges, wayshrines, and that sort of thing, not in terms of decoration.

Probably the imperial one near Belkarth / Falkreath dungeon. Short jog into Belkarth for everything plus turn in for max level writs and decent guild vendors

The Ample Domicile, in Stormhold. Argonian kinship aside, it's a reasonably large home, with an ample courtyard which covers those customizing needs. But in terms of practical access to everything, which is what you're looking for, it's right in Shadowfen's capital, which means it's a short walk from Mages and Fighter's Guidls (both even in the same building), Outlaws Refuge, any kind of crafting station (and color dying station), five guild traders, bank and the wayshrine.

What really makes it stand out, though, is the Cost/Space relationship. It's about as practical as any home in a Zone Capital, but way bigger and cheaper as a whole than most.

Mathiisen Manor. The best designed house in the game. Large and open, huge yard, no badly designed smaller rooms,etc. It just isnt around anything a lot of players deem good since all they use their house for is a free teleport. Good for Rp/guild house if you have crafting stations/merchants/banker/etc. I wish you could have a wayshine in your home. They would sell for like 500k though LOL.

Obviously the one near Rawl'kha.

But location is pretty irrelevant since you can place crafting stations and merchant/banker in your house. You can also teleport for free anywhere you want by porting to guild mates (there is even an add-on for that on PC to save you all the trouble).

@OP Why would you not take decoration etc into account? I would never buy a house that didn't appeal to me design/decoration-wise. No matter how convenient it was to facilities.

Gardner House ticks all the boxes apart from the tiny yard. But because the yard is so small it leaves more furnishing slots for the house itself. Still not enough though....the ground and first floors are shaping up well, but I have yet to start decorating the basement .

Sleek Creek, definately.

I've bought and decorated 9 homes so far, and Sleek Creek was the last I bought.
Not a fan of the Khajiit architecture, which is why it took so long for me to buy it. But once I furnished it with mostly Redguard furnishings and covered the walls that gate off your home with vines, I fell in love with it.



You can't see it in this picture, but it also has a lovely a body of water, which I've decorated with those glowing wedding blossoms. Look awesome at night.

That will be taken into account, just giving priority to other aspects right now, as any house can be decorated (more or less) however you want/like.

if we are talking about pure convenience and not decorating? Flaming Nix Deluxe garret. its extremely cheap, right next to major guild traders, all the crafting stations, wayshrine, inside an undaunted city so you can grab all the pledges, and while the bank is somewhat inconvenient - everything else, including the price of the apartment makes up for it.

It's a tiny house in the medium house category, which actually leaves you with enough furniture slots to decorate the place properly.

Sure, but not every house has a waterfall, a beach, a watch tower, multiple rooms/floors, etc.

Those things are far more important to me than location.

Like I said, if you're on PC, just download "Easy Travel" and travel for free anywhere. Place all crafting stations, merchant, and banker in the house and you're set. No need to be physically close to these services.

Amaya Lake Lodge. The whole private loft/tower upstairs is a cool concept. Actually works as a guild house if you drop crafting benches in the warehouse. Views are great and you have walled in grounds. Feels like a private estate.

Yes, that is probably why I liked furnishing it. It's the only medium house I didn't run out of slots yet. I love my Old Velothi Harbor, but it looks very empty.

Looking forward to the with hut, as that one is also small but with 400 slots.

I like Snugpod. It's all one round room (actually quite fun to furnish) with lovely walls and nature sounds; it's near the stables, the undaunted enclave, the master writ delivery guy, a wayshrine, and one of the best guild trader hubs.

I agree with you. It's where all my characters port when picking up their daily writs. All the crafting stations are there (with Provisioning in the inn, so a little bit away). The bank isn't convenient, but with everything so close and the MW merchant there, it's the most convenient of the capital cities.

I think snugpod would be second only because you have to ride into the main tree and up and around to the crafting hub, but it's all right there, with the bank, so more convenient in that regard. On XB, at least, I feel that the Mournhold traders are better than the ones in Elden Root (or Wayrest for that matter).

Speaking of Wayrest - it may be a beautiful town (though I've never thought so), but it is one of the most inconvenient. Writ boards on opposite sides, with Provisioning station being on opposite side of it's writ board. Wayshrine great for getting to traders, but writ drop off and bank aren't close. Just - I spend far too much time riding around that town to get to where I need to go. But, it was my only option for my DC characters until OT. All my characters, regardless of faction port to Mournhold for their daily activities. Sure, they may have to port elsewhere for writ turn-in, but I really HATE Belkharth, though it is a more convenient town than some - just wish the bank wasn't so out of the way.

ah, for me master writ drop off is near snugpod, which is my second favorite (in terms of sheer convenience) house. and cheap.

gardner house is... lets just say, I'm glad that my main crafter is not with DC :P I like DC architecture and stories a lot, but when it comes to convenience? DC has the worst placement for everything. its just... all over the place. so. scattered...

Honestly? If I had to choose one, it really comes down to two options for me, personally: Hunding's Palatial Hall and Ebonheart Chateau.

Ebonheart Chateau has a pretty nice exterior, but it isn't really an enormous exterior. However, the interior is arguably the most spacious interior of any house in the game so far (I mean, aside from Earthtear Cavern). Plus, having a volcano right next to the watchtower is brilliant. Who needs a waterfall when you have a LAVAFALL??? XD
That being said, Hunding's Palatial Hall doesn't have the largest exterior or the largest interior. However, it is arguably my favorite-looking house overall. it is absolutely beautiful, the location is beautiful, having an oceanside beach is awesome, it's near perfect. And if you build some sort of walkway to the roof, you'll have basically just added an entire outdoor floor to the place!

Yep I bought it for all those reasons.

I have Tel Galen but if I could only have one it would be ample domicile.

Cliffshade, in Marbruk, Greenshade.
It has access to everything: bank, fence, all crafting stations, dye station, wayshrine, mages and fighters guilds, and stables. The fence is even accessible from the house without going near guards.
Plus, the house and town are both pretty. The house is a nice reasonably priced, medium-sized two-level. Its one negative is that it doesn't have a yard.

Sleek Creek House, hands down!

It's the one I have now, and I basically did pick it because I had to choose one. It's by Rawl'kha (which is a small, convenient city with everything you could possibly need on top of being one of the top Guild Trader hubs) and has an exit that goes straight to the Outlaw Refuge, so the location is really awesome.

Location aside, it's a medium house which means you do have plenty of room to decorate without totally breaking bank to buy it - it's a little smaller as far as medium houses go, too, which means you actually CAN decorate it properly (not that my clutter-loving self won't run out of item slots way before then anyhow). It has both an indoor area and an outdoor one (with more than enough room for crafting stations and training dummies), with water and a nice porch and a beautiful view. I also just love the style of Khajiit houses - it's probably my favorite housing option in the game!

I personally like Old Mistvail Manor. I love vikings and the architecture so naturally I'm a big fan or the Nords in the Elder Scrolls universe.

This house is a short walk into Riften which has guild traders, all craft and dye stations, Fighters and Mages guilds, wayshrine, dock (even though wayshrine is faster if you have all the wayshrines but it's still a good option) and access to the Outlaw Refuge and a stable for those who still need to train on alts.

It has a nice balcony and the interior is 2 floors and roomy. Sure Riften is a bit bigger and the amenities spread out compared to Rawl'ka but not by a lot. This is me though and my opinion since I like this house inside and out with the architecture/design.

Sleek Creek House though is a very close second on my list for sure since it has the water feature and a nice view on top of being so close to Rawl'ka and it's amenities.
