    I've made a million or two off homestead people, but I try and keep my prices low because I feel bad for them.

    not sure. a mil at least - between buying vendor decorations, buying some patterns, supplementing with occasional mats and the house purchases themselves.

    I have to ask though, for all the people who are "not wasting their money on useless stuff" what do you even have the gold for? what do you make it for? what is the point of gold if you are not spending it? doesn't it make the gold itself - useless?

    I've only spent a few thousand on designs, mostly from luxury furnisher vendor. Will probably use crowns for furnished house, then customize with built furniture from all the plans and mats I have been gathering.

    After acquiring the broom closets in each faction, I only spent gold on getting the storage room upgrades. Bought a fully furnished home with crowns and am slowly replacing things with items I can make myself.

    Nothing so far. I'm still saving up the 325,000 I need for Mournoth Keep. Then I'll start on furniture. I want to craft most of it using plans I've found but I'll probably end up buying materials to do that, and I may buy some plans too.

    I'm also planning to buy 2 of the inn rooms for teleporting/alts homes and possibly Cliffshade for my crafter. So eventually I'll have spent a lot of gold but it's going to be a long time before that happens.

    Around 4.5 mil in gold for Ebonheart Chateau, and some furnishings. the place is far from completed and will be a project to last me at least the rest of the year.
    The faction broom closets couldn't do it for me.
    Forsaken stronghold (furnished) was bought with subscription crowns, it's pretty much the only thing I have ever bought with crowns.

    One purple furnishing cost me more gold than the house I put it in, it was a rare item so I made an impulse purchase. It's the only non-design/recipe item I've bought from guild traders. I have only spent gold, with the exception of the target dummy because I was too impatient to deal with making one.

    383,000 gold (4 properties) on the "real" estate itself.

    I'd say about 200,000 gold on housing mats and designs. Never did I ever think I'd find myself buying pitch from a guild trader before housing.

    Being able to say you "made" everything people see in there is kind of cool.

    It's probably a good thing actually. Games without effective gold sinks tend to suffer from massive inflation which prices new and casual players and those not interested in spending a lot of time playing the market out of most items. That leads to markets stagnating, and if it's severe enough can put people off playing at all.

    They can't reasonably stop the gold pouring into the game every time enemies are killed, writs completed etc. etc. so adding a large gold sink is a good way to balance it out. Even better since housing doesn't provide any benefit you can't get elsewhere (even if the rumoured storage is added), if you don't want your gold drained from the economy you don't have to participate. And since house prices start from 11k for a small apartment if you do want to participate it's accessible to everyone.

    Of course not everyone who wants to buy a house is going to make the sensible choice and get on in their price range. Me for example. I'd never had more than about 20k before, which made an apartment or small house the sensible choices and even the medium ones out of my price range. But I didn't like them, I decided I wanted a medium house so I've been spending the past couple of months saving up. But importantly I know that's my choice and there are houses I don't need to save/grind for.

    I buy furnishing patterns/plans in guild stores sometimes, maybe 15-20k.

    I have made gold selling stuff to people who are spending gold on their houses. Net is that I am richer today because of housing.

    I used to feel like I needed to save gold, so I'd be cheap and only make equipment from materials I'd personally farmed. After a while I reached 1,000,000 gold and realized that I was never spending any of it. I then decided to just go ahead and buy things!

    I just bought a large house to clear up my inventory of all the extra stuff now useing for housing storage so at 15.5 now XD but I have 600 more slots to hold things

    For sure. It just feels emptt withoit a proper trophy room though. Would also give a reason to run vet dngns and collect monster sets/vma weapons I'm not imterested im.

    I think it was about $560k for all the small houses + the 3 apartments.

    So far I've grinded blueprints, receipts, mats etc myself so nothing spent there.

    I did buy a lot of TG / DB stuff from the vendors to deck out one of my apartments as a guild house for our thief/assassin characters. And also a few Hews Bane items from the luxury vendor in Coldharbour.
