I couldn't decide, so I got Sleek Creek, Snugpod and Humblemud.
As far as the loading screens go, so far my load screens to the house are the same length as wayshrine load screens, but going out the door doesn't take long at all. I was worried that it would be long like entering/exiting a delve, but for me exiting only takes about 3 seconds.
Sadly, the closest to the DC Outlaw Refuge is Gardner House, for 1,015,000 gold. The primary thing I can say about this place is that it is in a place you'd otherwise never go. 3 floors, dark and ugly (at least it has a basement) and an L-shaped courtyard that ends in a dingy little stable. I suspect it will not be popular and it's not really convenient to anything.

I realize this will sound nitpicky but Kragenmoor does not count as the type of place I'm talking about. The crafting stations are there but they're quite a hike from one set to the other set. When you have too many alts and have too many activities to do this sort of thing adds up to a LOT of wasted time. If you don't care, that's great. But it doesn't at all meet the parameters of what I'm talking about. For instance, Snugpod is wretched for this sort of time-saving. Grahtwood is by far the worst for someone trying to do Mage and Fighters Guild dailies, for example, and there's just no way around having to sprint around a place with loading screen doors between levels, unable to mount, crafting stations aren't even on the same instance as the Wayshrine, the Undaunted Enclave is nearby and that's the only reason I selected it as an "additional house to port to" that and the safe nearby Outlaw Refuge entrance and Stable.

Why did you then open your post with Snugpod if it's doesn't fit all of your own criteria? Just because you bought it? What an unnecessarily dismissive reply you've written.

As to Snugpod it's got the good features I listed. When it comes to collecting cheap houses for various specific uses it's the best one for access to an Undaunted Enclave by far. EP's is terrible.
