Let me say first that, despite the initial glitches, the housing system seems to be a reasonable foundation for future enhancements (on a technical basis). With that said, I would like to promote the concept of one-time home (or game) upgrade purchases (with crowns), rather than subscription based feature access. For me, I foresee running into the item limit very quickly (based on my experience with settlements in FO4) and would be eager to purchase additional capacity for as specific home. (I can visualize creating vast, seasonal gardens in my new estate.)
However, please don't offer upgrades (such as the increase item cap) via the subscription model. I would wager that I represent some not-insignificant portion of the player base when I say that I am fundamentally opposed to subscription-based entitlements. With a subscription (aka renting), I'm like a transient worker - I know that my financial "investment" will evaporate if/when I stop subscribing, which proportionally reduces my personal/emotional investment (i.e. I'm more likely to leave for greener pastures in the future if I have no "roots").
I understand the need for a viable business model to keep servers running and make future cool games, and I think micro-transactions (despite their bad rep) is a better solution than subscriptions. This approach does require that you make things players actually want and offer them at reasonable prices - but it also results in players that are more financially and emotionally invested in the game and more likely to stick around to make future purchases. (like IRL why home ownership results in healthier communities.)
The good news is that you already have the system in place: the crown store. So, just put everything (not just housing stuff) in the crown store, a la carte, and let us buy them if/when we need/want them and let the community grow!
