    It's been hinted at in sometime last year but Sage and his said that we wouldn't be likely to see it until closer to the 2 year anniversary of the game.

    Because balance and graphics and PvE/PvP content and all that come first.

    Which is why it would be nice to debate possible features to ease the production process and possible flops.

    sadly, like many people are going to say, my general fear is that housing will be designed not around excellent housing features, but around crown-purchased options - but, attempting to answer your post in the spirit in which it was intended...

    1 - instanced housing neighborhoods - I know not everyone is a fan of this kind of style, but I think it strikes the best balance between cluttering the game environment with half-assed cities, and privately instanced "dimensional pocket" homes.

    Pre built neighborhoods with a selection of different "abodes" allows at least *some* potential for meeting neighbors and group activities, while not cluttering up the general game environment with every rag-tag housing project.

    2 - upgradeable floorplans and in-game crafted furniture - I *loved* city of heroes supergroup/lair system. for those that don't know it, you basically bought one of several differently sized "floorplans" - this provided an empty slate, and then the game provided a reasonably robust system of customization - lighting, colors, basic furniture, placing items, etc. Then, as you adventured, you'd unlock blueprints and crafting items that created nifty stuff for your fortress/lair beyond the generically available stuff. it was a lot of fun to play with...

    of course, the cost of materials and the cost of floorplans needs to be very carefully balanced - otherwise, you have people with limited game play time basically being totally shut out of housing because the time/cost investment is too high to make anything better than a shack

    and also of course, this is a horribly attractive point for cash-grabs - cash stores *love* "accelerated" housing crafting options, crown-cost only cosmetic furniture, and HUGE grind costs for basic amenities that can be "accelerated" by purchasing yet more whatevers from the store.

    3 - different *styles* of abodes. Playing skyrim, even morrowind, I frequently wanted to build a "lair" out of some of the dungeons and hideaways that I cleared out. I'd like to see a similar system of sorts possibly for ESO - you could make cave lairs, abandoned fort lairs, village houses (neighborhoods out in the wilderness), city houses (homes built in as part of a city) - maybe we could distinguish between being part of a neighborhood, and being a sole house out in some remote region (so you'd have the option of NOT being a part of a neighborhood if you wanted)

    4 - Amenities - I personally feel that not every house should necessarily have the ability to do all it's own crafting - sure, it'd be great to have, but this IS an MMO, and I think there's some merit to creating a REASON for people to have to go to relatively central locations and have the opportunity to possibly interact with each other - but I *do* believe that it would be nice if neighborhoods (collections of houses in the same area) could coordinate to create neighborhood amenities - this *might* help encourage members of a neighborhood to meet each other and work together to build their own crafting locale - it would also be a fantastic new addition for guilds, to scoop up a guild-based housing area.

    of course, this is yet another idea that has existed in other forms and hasn't necessarily panned out - again, the actual cost of making the amenities needs to be high enough that it's not too easy for a modest sized group of people to accomplish, but still needs to be within reasonably eventual reach of a small group of people (or a large group of mostly inactive people).

    Your house will not be something you can buy; you will have to rent it by the month at an additional fee. Housing costs in Tamriel are pretty high I hear.

    Building a home should require materials from ALL types of crafters, even provisioners.

    Wood slats and boards from Woodworkers. Rope, line and twine, leather straps and batting from Clothiers, nails, hinges and locks from Blacksmiths, glues, stains, varnishes, various and sundry chemicals from Alchemists and special food stuffs and beverages for the 'workers'. Yeah, I left out Enchanters but they can provide things like everburning embers for lights and stuff of that nature.

    Even furniture should be crafted and the recipes for housing materials should drop like provisioning recipes. Some often, others more rare.

    Make it another way to boost the player economy and not just a money-sink.

    Harkening back to the first days of Vanguard:Saga of Heroes ( Oh, what might have been! ), there was a Goblin on my server that did very little other than make houses and boats. He was much loved and very, very wealthy.

    Maybe the way someone wants to play is as a literal homemaker!
