What am I doing wrong? I did the tip board, the acquisition board and even one of the zone quest and none counted.

✭✭✭✭Your looking at the wrong boards. Tip Board is Kari's repeatable quest. Acquisition Board is Spenser Rye's daily delve quest board.
Heists come from the Heist Board, which is unlocked when you get rank 3 in the Thieves Guild. It's run by Faren Dar, whom you meet during the TG questline.

I believe its the timed heists you are given on the board next to Faren'Dar in Abbahs Landing thieves guild. I did the Deadhollow halls one earlier and got the endeavors for it.

✭✭✭✭✭When you port to Hew's Bane, don't go into town. Instead, go to the left of the entrance into town, up and over the hill, and use the grated sewer(?) opening that goes to the Thieves Guild. Just after you enter, you should see a blue quest pointer on your left, where the Heist board is. Read it, accept it, then talk to the NPC by the board to be taken to the location of the Heist.I've fought mudcrabs more fearsome than me!3 -

There are 2 entrances to every outlaw's refuge (Thieve's Den technically being an outlaw refuge). One inside the city, and one outside.1 -

You have to have completed the quest "The Long Game," in the thieves guild storyline. Then you'll gain access to the quest that unlocks heists
