I agree about Gardner House, but I also want to mention Ample Domicile and Sleek Creek. In particular, Sleek Creek is steps away from a major trade hub, centrally located crafting, and a wayshrine. It also has a second exit that leads directly to the thieves den, with no guards in sight. Unbelievably convenient for my NB. The savannah views and spacious courtyard are just icing on the cake.

Scenic and with fresh air and large mushrooms and also totally co-incidentally located very near to Dreloth Tomb. Thus Khajiit may easily may pay her ... um ... respects to the long dead Dunmer who dwell within in their plentiful and beautiful urns.

Just be careful with all those Telvanni around, Santie. Wouldn't want you snapped up by a slaver.
(Tel Galen is pretty conveniently close to that tomb, though that house is no longer available for purchase to anyone who didn't snap it up on the one weekend it was available, more's the pity.)
I own a bunch of small homes. Of them, the most convenient I have is the Flaming Nix inn room in Mournhold, since it's so close to one of the major crafting and trading hubs. The only problem is it takes two loading screens to get anywhere.

If you have ESO plus you won't have a single spot left and it will look over furnished w/ beautiful garden.
Oh, and did I mention you can see the outlaws refuge from your deck?
My only problem with Sleek Creek House, that I don't like that style. It would be perfect, but I can't stand the looks. For some reason, almost all of the houses with water feature have that or Redguard style and I don't like either one of them. So i stick with my Flaming Nix room for now.

I have lots of Telvanni furnishings and lighting features w/ shrooms. Altmer style white cherry blooms too. It does not have to look Redguard at all if you don't want.
sleek creek should have an direct door to the thief guild, save you from loading screen-roll dodge- loading screen.I bought sleek creek as well. its just about perfect. right near the wayshrine and all crafting tables.
