Looking to buy my first new home
Either super cheap to expensive, doesn't matter.
I don't care about vanity or looks. I like practicality first of all.
A.ka. somewhere close to traders, crafting stations, thieves dens, etc. (Doesn't need to be all of them but some.)
What are the best and most practical house locations?
Any suggestions would be amazing since I work too much to visit every home!

    I would drop Mara's Kiss Pub from the list (ask around and everybody will tell you it's smaller than a shoebox), but would second the rest as suggested.

    In the mid-price range I would add:
    • The Ample Domicile in Stormhold, Shadowfen (195,000 gold)
    • Cliffshade in Marbruk, Greenshade (255,000 gold)
    • Sleek Creek House in Rawl'kha, Reaper's March (335,000 gold)

    I wouldn't consider any of the large ones. They're good if you're into housing, but not so good if you really want to fully furnish them to suit your desires. Besides, they aren't as practical as the smaller ones mentioned already, imho.

    The mistveil manor is right next to riften, which has all the crafting stations right next to the bank +wayshrine. It has a barn/workshop too

    I would go for Gardners House, conveniently bang in the middle of Wayrest.

    It's also a very good sized home over three floors including cellar, bags of room. Only small yard though.

    Also forgot to add that Gardner's is one of the places that doesn't *** around with the exterior/interior ratio. All three floors are full size. What you see is what you get.

    I agree about Gardner House, but I also want to mention Ample Domicile and Sleek Creek. In particular, Sleek Creek is steps away from a major trade hub, centrally located crafting, and a wayshrine. It also has a second exit that leads directly to the thieves den, with no guards in sight. Unbelievably convenient for my NB. The savannah views and spacious courtyard are just icing on the cake.

    Actually looked at sleek creek recently and it's one of my top picks.
    Snugpod is the best location in my opinion but it's comically tiny. I'd only buy that for the free wayshrine lol

    My first house was Cliffshade, in Marbruk, in Greenshade. It's close to literally everything you'd need: A wayshrine, all crafting stations, a dye station, mage and fighter's guilds, a bank, stables and a fence. The fence is even accessible from the home without having to pass any guards, which is really convenient if you have a bounty.

    (Tel Galen is pretty conveniently close to that tomb, though that house is no longer available for purchase to anyone who didn't snap it up on the one weekend it was available, more's the pity.)

    I own a bunch of small homes. Of them, the most convenient I have is the Flaming Nix inn room in Mournhold, since it's so close to one of the major crafting and trading hubs. The only problem is it takes two loading screens to get anywhere. :p

    Best place ever is Sleek Creek House, it's in Rawl'kha with the best vendors, all the crafting stations and bank; also fabulous if you want outdoor seating areas, the ability to add lots of statues and big trees plus a water feature, view and still room for a workshop all at a reasonable price. If you have ESO plus you won't have a single spot left and it will look over furnished w/ beautiful garden.
    Oh, and did I mention you can see the outlaws refuge from your deck?

    I agree regarding Tel Galen - I port to it all the time when I want to farm the tomb on a character that is somewhere else in Tamriel.

    Also, I use the Flaming NIx all the time on most all my characters to do their crafting writs. I don't like that the bank is away from the hub, so if it's just the bank I want, I usually port to Sisters of the Sand.

    To my mind, Gardner's House is rather inconvenient, but that's due to how inconvenient Wayrest is in general. You spend most of your time in that town riding around to get anywhere - I've just never liked that town, or Evermore, for that matter.

    The most convenient town seems to be Rawlkha, but I have no interest in purchasing a Khajiit home.

    My only problem with Sleek Creek House, that I don't like that style. It would be perfect, but I can't stand the looks. For some reason, almost all of the houses with water feature have that or Redguard style and I don't like either one of them. So i stick with my Flaming Nix room for now.

    I don't mind the Redguard of Khajiit's furniture styles that much. I don't like the house styles (House of the Silent Magnifico or the Sleek Creek House).

    I like Grymharth's Woe in Windhelm (Eastmarch). Nord style, near outlaw refuge, right in city near everything. Once inside no other load doors, 2 floors. Nice area on first floor for crafting stations. 2 fireplaces. A bargain at 280K!

    I bought Amaya House first because of the lovely outside area but too many load doors inside!
