I feel really strongly about this, probably because I really loved Earthtear Cavern on the pts, and my decision not to buy it (which is difficult, because I really want it!) has nothing to do with not being able to afford it, but more so due to principle.
It kind of reminds me of the Elk mount. I have wanted a deer type mount in this game for a really long time, but that was overpriced, and this cavern (and actually even some of the bigger houses) are ridiculously priced in terms of crowns!
I honestly believe that if they lowered the prices of these, they would make more money, as more people would be inclined to purchase these items... A house in a game, which is purely decorative, should NOT cost more than an entire game, and I don't understand the mentality of anyone who believes that these prices are reasonable for zenimax to charge. They are getting very greedy and the majority of people are surprisingly accepting about that.
To afford the elk mount, a person only had to be subscribed for 3 months prior to its release, because the monthly crown allotment would have given you 4500 crowns. I think you are underestimating the amount of players who pay for these things with the crowns they get for subscribing.
And you know what? People are gonna buy it. And since people are gonna buy it, they will keep will making things like it. The only way for them to stop doing this kind if thing is for everyone to stop buying non-content oriented stuff from the crown store. But that won't happen unfortunately. Just look at crown crates. Everyone knows the odds suck, and yet you still see a bunch of people riding around on wild hunt mounts.
Here is where I wonder about price elasticity with the current pricing. Yes, someone may buy it but the question is how many?
Let's say for every one person that buys it at 13,000, thirty people would buy it at 3,000. Digital goods should always be priced to move the most crowns possible. Thirty people at 3,000 would be 90,000 crowns (or about $650 in revenue) versus the one who bought it at $90. As a company, which would you rather have when digital goods have no direct manufacturing cost?
This is one thing in general I think ZOS misses out on with their store. Their pricing is too high for the goods. Look at what GW2 has done with pricing, they keep it down to move as many as possible since it is a fixed cost for production.The idea is too move as many as possible, not price it so high that you move very little.
I keep watching and hoping that ZOS gets a bit better at understanding this pricing elasticity to make the most revenue they can on these items but currently, with all the prices on housing, it appears they have not yet figured that out yet. But, I do have faith in them to learn.

I sub, and at times have allot of crowns saved up, but those crowns will not be spent on overpriced items out of principle. I won't be one of those people who make zenimax believe that it is OK to charge these prices. The money I pay to sub, and to get those crowns, is still money, and I prefer to spend them on items that I want which I feel are worth the price-tag, personally.
People are of course free to spend their money/crowns the way that they see fit, but on the flip side, those who do so encourage zenimax to keep raising the cost for such items, which effects everyone in the long run.

Obviously that is not the case, or they wouldn't keep pricing things so high. I am not saying that even half of the playerbase are buying things like this. But more than 1% most likely are purchasing things like this.
Honestly I am glad they did not release the island as I would have bought it. But now the more I think on it I probably won't be paying anymore rl cash for anything cosmetic in eso.
Others have to be buying stuff or the prices would come down and not be rising.
