I must be the only person who keeps failing at this task. The spoken instructions are almost inaudible to me for some reason. I do press the S key to activate the 'whateveritis'. I also see a red beam occasionally, but nothing seems to stop the rite, even the death of the master, after which nothing I do makes any difference. Could anyone kindly suggest what I'm doing wrong or failing to do?

I ran into the same problem, exactly. In my case I had to relog to shake it loose. Upon logging in again, Vaermina (SP?) had to be killed again, but this time all the follow-on stuff worked, and the Black Book became targetable, closeable, etc. Good luck.1
