Terrain rendering issues since Homestead

Anyone else having an issue with the ground textures not loading correctly? It's like the ground within a few feet of me doesn't load until I'm standing on top of it. My view distance is all the way up but NPC's, players, objects even enemies are randomly taking a long time to load and show up as well. As a result of this it is causing fps drops and poor performance, I've tried repairing, resetting settings to default and so on but nothing changes. Are the Dev's aware of this? @ZOS_GinaBruno @ZOS_JessicaFolsom ?

✭✭That happens when things are loading slower than you're traveling. It happens very frequently in densely populated zones or when you're riding through the wilderness on a mount too quickly. If it's slow enough, you'll even get a pseudo loading screen when you enter a new cell that freezes your character model in place, even mid-jump.

Yeah I've noticed the slow loading in regards to NPC's popping in, everything else loads as normal but the ground doesn't load at all until I'm standing ontop of it. It's so jarring visually.- - -

I've tried resetting my usersettings.txt, my general settings and repairing the game. Nothing seems to fix this rendering issue.- - -
