There are certain houses that seem to perform much worse than others, unfortunately.
The Psijic Villa seems to be one such house. I have been using it to store excess furnishings, was nowhere near the limit, and I recently had to remove/relocate a lot of furnishings (especially lights, music boxes, and items that were intersecting/stacked inside of each other) to free a stuck character. Blacked out furnishings and loading screen crashes tend to happen a lot there for me. It used to not be like that (or at least definitely not that bad), but it's like its performance degrades every major update.
I do have the Bastion, but I haven't messed around in it much and not lately, so I couldn't say if it has similar issues for me or not.
On the other hand, I have my Tel Galen maxed out on every furnishing limit type except one (including tons of lights, music boxes within range of one another, many intersecting items, and almost every npc/critter in it pathing around) and it has never crashed me because of that or gotten my character stuck there. I do not remember having issues with blacked out furnishings in it either. (Same goes for my similarly decked out Ebonheart Chateau.)
My Hall of the Lunar Champion is used as a furnishing warehouse (packed full of glowing plants/crystals, special effects, and items piled on/next to each other), but so far it has been very stable for me. Interesting that it can apparently be problematic, too.
(BTW, I am also on Xbox.)
I have to wonder how much the problem is with the land/water/buildings on the properties, the native lighting of the properties, certain furnishings or furnishing types being used, the amount of furnishings placed, how/where furnishings are placed, and/or the specific character/account being played. Could be any, all, or none!
(I remember reading something somewhere saying characters with larger inventories may be more prone to getting stuck in houses? I could believe that since it was my main with a mostly full max-sized inventory that got stuck in my Villa. Could also just be coincidence.)
