For a bit I considered, owning all the small houses instead of a large ones, but I live to decorate so I moved on.
A lot of small houses had a big enough yard and even a roof and second floor in some cases for a test dummy and just outside the are bards, farms, crafting tables banks, beaches, outlaw refugees, npc houses, dolmens and dungeons also some quest hubs and grinning areas.So ask yourself will you buy empty house in the middle of nowhere or live in the city?

Depends which one they're talking about. The small redguard house (in south Bangkorai) has a roof inside the instance that people have discovered is blocked by an invisible wall. Nope, sounds like Captain Margaux's Place, in the city of Daggerfall. That's the small one. The medium Breton is Ravenhurst, in Rivenspire.
I think the fact that I knew all this off the top of my head says more about me than it does about you. Maybe I should take a break from obsessing about housing. XD
Most small houses had a yard... In fact was disappointed on the ones that didn't. This isn't true for some large housez. I will go back and fully test the roofs and put a list together of yards.

The one which bothers me is Hammerdeck End - because the description acknowledges that the inside is small then goes on about the great deck and all the things you can do on your deck...except that is not actually part of the house. Sure you can go out there and use it but you can't decorate and have to share it with everyone else who buys the house and every random who comes past. It was high on my list until I found that out.

Agreed. My bosmer will still probably use it as a hunting lodge, because the location and feel of it fit her... but the deck of that one is easily the most interesting part, and it's not part of the house. I would have so much fun decorating that deck, but no, the deck is just going to stay big, empty, and blah.
There's even a partial wall around that house that could be extended to create an instance, but I guess they decided not to do that for some reason. Ah well.

I don't know if anyone has considered this yet- but, those two houses with the non-instanced roof and non-instanced balcony give you a choice that most other houses don't give you. You can exit right into a city!
For instance:
If I'm in, say, Stormhaven and I want to port to my house, Grymharth's Woe (in Windhelm)- I'll instantly have access to Windhelm. If I were to port to most other houses, when I exit, I'll be right back in Stormhaven.
Just food for thought.
PS: It would be nice if the added a little space to that balcony, though. Jeezums.
