Small houses secretly the best value

For a bit I considered, owning all the small houses instead of a large ones, but I live to decorate so I moved on.

A lot of small houses had a big enough yard and even a roof and second floor in some cases for a test dummy and just outside the are bards, farms, crafting tables banks, beaches, outlaw refugees, npc houses, dolmens and dungeons also some quest hubs and grinning areas. So ask yourself will you buy empty house in the middle of nowhere or live in the city?

-Cant wait for " I live in a mudball" jokes... anyone on pts can see that will be popular...Rawkla you got some serious competition here. Humblemud is not so humble.

Very accurate considering we will all start out without any furniture. Unless someone goes the crown route ( I may do this depending on price ).

Yes, very true. Sadly that large redguard house is too amazing :p . I will try to save for that one and a small one more functional maybe.
Can you maybe give us an example of small houses with gardens or roofs that can be decorated? In the videos sometimes is unclear if you can decorate those spaces.

There is definitely something to be said for having a free teleport to a hub. Humblemud is literally across the street from the Dhalmora market... a very nice location my witch will be taking advantage of. The same could be said about the Flaming Nix apartment in Mournhold, though you have to go through two load screens instead of one, so it's a bit less convenient.

Then again, you have a place like Hammerdeck End, which is a small house in the middle of nowhere. XD

It's a matter of taste, really. I love the idea of giving each of my alts a little corner of Tamriel they can each call their own, so I will be buying mostly Small homes, with a few Mediums and none larger than that. It's just what makes the most sense to me, because anything bigger just seems... too big to live in comfortably. Especially without more NPCs to fill the halls. Give my characters somewhere cozy and lived in, and I am a happy player. :)

And the fact that I can afford 9 Small-Medium homes, and maybe only one large one? That may factor into it as well. :D

    You lucky ***!! :D

Well before buying I advice some research because for example, the medium redguard in Alik'r has a roof but you can't decorate it.

The small breton is very convenient in the middle of Daggerfall, the crafting stations and merchants are near, and the bank a little further, so you only need the dummy I guess: http://esomap.uesp.net/?centeron=244

Maybe not the small houses, but most medium ones are actually better for their price than large homes which most of the time are pretty much same builiding with maybe 1 or 2 additional rooms and slightly bigger exterior, and considering that non-crown manors are lackluster i will probably go with Imperial medium and Orc Large as my first houses.

If you're only interested in the practical aspects of housing I think small houses are definitely the smart choice. There's plenty of room for crafting stations and a practice skeleton, especially if you buy more than one. And most of them are in or near a city of some sort.

My original plan, when I only knew the names and prices from the patch notes, was to stick to small homes. Mostly because I'd have to save up to afford even them and long-term I wanted at least 1 in each alliance. Unfortunately for me I can't get over how much I like Mournoth Keep. It's only a medium house but at 325,000 it's still far more than I'd been planning to spend (although I did briefly consider the large breton house at over 1mil gold). It's got a lot of outside space for a medium house and I think the scenery kind of reminds me of Wales. It's easily the one I was most excited about decorating.

So I've got a lot of saving up to do...

Depends which one they're talking about. The small redguard house (in south Bangkorai) has a roof inside the instance that people have discovered is blocked by an invisible wall. However, the medium redguard home (in Sentinel) also has a roof that you can access through a balcony door... but which you can't decorate because it's outside the instance.

Nope, sounds like Captain Margaux's Place, in the city of Daggerfall. That's the small one. The medium Breton is Ravenhurst, in Rivenspire.

I think the fact that I knew all this off the top of my head says more about me than it does about you. Maybe I should take a break from obsessing about housing. XD

Most small houses had a yard... In fact was disappointed on the ones that didn't. This isn't true for some large housez. I will go back and fully test the roofs and put a list together of yards.

Off the top my head ones with yards

    Humblemud -agoragion on
    Redgaurd one
    Imperial one
    One in the rift

P.S Doing this on a phone, so hopefully I can come back and make this nice and proper later.

The smaller the house, the easier to fill the space and make it look "lived in," too.

I plan on getting a manor to use as a guildhall, but if I were just looking for myself, I wouldn't go above medium, personally.

You think that's bad? I have a spreadsheet listing all the houses and some key information about them. It's even colour-coded.
    Tasear wrote: »

    From the aforementioned spreadsheet.

    Small houses with a yard
    Humblemud
    Black Vine Villa
    Autumn's Gate
    Cyrodilic Jungle House
    Twin Arches

    Small houses without a yard
    Snugpod
    Moonmirth House
    Captain Margaux's Place
    Hammerdeck End
    Kragrenhome

So the only one with a yard you missed is Black Vine Villa, the altmer one in Malabar Tor. Which is the one I originally didn't notice had a yard (because when you preview it you appear inside) and I actually had to go and check Youtube while writing this because I was sure I'd decided not to get it because it didn't have one. But then this is why I have a spreadsheet, my memory is only good for things I will probably never need to know.

According to my spreadsheet the only bigger ones without a yard are Cliffshade, Grymharth's Woe and House of the Silent Magnifico and they're all medium houses. (Grymharth's has a non-instanced balcony and Silent Magifico is the redguard medium one with a non-instanced roof terrace.

The one which bothers me is Hammerdeck End - because the description acknowledges that the inside is small then goes on about the great deck and all the things you can do on your deck...except that is not actually part of the house. Sure you can go out there and use it but you can't decorate and have to share it with everyone else who buys the house and every random who comes past. It was high on my list until I found that out.

Agreed. My bosmer will still probably use it as a hunting lodge, because the location and feel of it fit her... but the deck of that one is easily the most interesting part, and it's not part of the house. I would have so much fun decorating that deck, but no, the deck is just going to stay big, empty, and blah.

There's even a partial wall around that house that could be extended to create an instance, but I guess they decided not to do that for some reason. Ah well. :/

Hundings wall defiantly needs to be extended a bit, so much potential there. We could have races on each side and see who gets there first.

I don't know if anyone has considered this yet- but, those two houses with the non-instanced roof and non-instanced balcony give you a choice that most other houses don't give you. You can exit right into a city!

    For instance:

If I'm in, say, Stormhaven and I want to port to my house, Grymharth's Woe (in Windhelm)- I'll instantly have access to Windhelm. If I were to port to most other houses, when I exit, I'll be right back in Stormhaven.

    Just food for thought.

PS: It would be nice if the added a little space to that balcony, though. Jeezums.

Is that one where you go up stairs... and open the doors and fall outside... seems like some shifty khajit made that one. I like jumping out of trees like the next bosmer... but usually there is a soft landing. I like the idea.. but need trees, wood, mud, or maybe even desert sand. People who invite you to that house are asking you to die... then loot you body as it falls below among the city plebeians. Trees are safer.. nobody around and you can pick up your valuables and try again.

Hmm might buy this one afterall... invite all my altmer friends >:)

This one saddens me the most, I'm being very specific about my house choice and this one would of been perfect, now I'd rather have the extra second floor interior space where the stairs is because of it.

Hell it doesn't even make sense, Mournoth Keep is pretty much same house size and has a massive outside area to boot for only 5k more.

There was one small house I believe in the city where there was no load page to get outside because it was the house tiny ledge aka the balcony but all the other houses had load pages to get outside. So this was a bit special and shifty.

Now imagine... 100s of people owning this ledge. Someone send me the youtube link when these owners or their friends die or seem to be murdered when the fall from the sky. (please don't change this it's hilarious and I want to see).
